I would recomment the book "Questions/Answers to help you pass the Real Estate Appraisal Exams" Third Edition by Jeffrey D Fisher, PhD and Dennis S Tosh, PhD. It's a well organized and easy to follow study guide. If you pass the questions in this study guide, you will pass the test. Guaranteed! (These authors wrote the exam that all the states use) You can buy the book in paper back, new or used on Amazon.com. Good Luck, Mark.
 
Well, I spent last night learning the HP12C, and they didn't even ask any questions that needed it's financial functions. I coulda used my regular calculator that I'm much more familiar with. No cap rate questions. No Band of Investment questions. Very few income approach questions, very little math needed. I was disappointed I studied so much on things they didn't even ask. Frankly I think the test was too easy - I kept waiting for hard questions and there weren't any.

There WERE obscure questions that I had to guess on - you'd never know to study for them because they were so "out there" on the fringes rather than testing solid appraisal knowledge/skills.

Even though the test booklet shows percentages of what will be on the exam, I've heard that Promissor is a "smart" exam and that if you miss a question, you'll get more of that type of question, which would explain why Cindy got so many math questions and I didn't. Anyone know if that's the case?
 
I don't know about your state test, but like Smokey, I didn't pass with the HP 12 C. Second time around I took my regular calculator and since I know how to do equations it served me well. We had a loooottttt of math on our test.

The one thing I recommend if your state does this is: pay for the review of the test you fail. They show you the questions you didn't get right.

I was informed early on that the state doesn't always have the "really" right answers, however you have to get their answers.

I missed by 6 questions!
