Rather than speaking rhetorically, splitting hairs, or whatever else people want to do, let's get down to brass tacks (has that one been used yet).

Two files are attached. One is a PDF generated from my native software. One is a PDF generated from AIReady.

I started with a real report, but changed the address, names, etc. to generate a totally fictional report for demonstartion purposes. Only subject photos were included because of file size limitations of the Forum software (a little irony there).

Can someone please tell specifically the problems created by the conversion? What grievous thing has the conversion done? This is a chance to back up those allegations. If there is such a big problem, then several of you should easily be able to demonstrate it for the whole world to see using these two samples.



Yes, lets get down those tacks Mr. Wiley. I have a more relavant comparison demonstration..... How about the client sends me a duplicate of exactly what they received from me after it went through AIReady.

And therein lies the 64 million dollar question. What IS it that the CLIENT receives. Not just on AIReady, but on ANY conversion program.

Respectfully, do you do complicated properties that require extensive market research? I know that you do, as do I. Reporting these on a 1004 in itself can be misleading if not handled with care. In all honestly would you trust a property that requires sophisicated technique to a conversion? I of course am referencing a property that is going to need some tables, and trend analysis, multiple pictures, you know the ones that we spend many hours on just the sales approach?
So do something productive and help ban form based appraisal reports. It would render the AI Ready issue moot. :new_all_coholic:
 
I am opposed to the swap too .. now if someone would send my hair back Id be greatly appreciative.

PE, the swap works just like the conversion programs, sure your hair came through, it just has been moved to other places (ears, nose, back, you name it, everywhere except on top your head where it was orginally placed). Where's the problem, the content is the same, it still is the same number of hairs.

If I could get work charging 750-1250 a report by doing a narrative for lenders I would. Problem is no one will let me do that, unless I get a local bank that is hiring me to do an estate that is out of chraracter for the region.

I wish I could figure out a way to make it a moot point, but alas, it is not.

Yes, why don't you make that comparison? I strongly encourage you to do so. I already have.

Unlike some, I prefer actual research to speculation. Yes, I had a client send a report back to me. It was identical to what I got when I used the ENV/PDF software.

The world is still waiting for someone to point out the obvious USPAP violation created by the conversion sample I posted. Surely one of the the fine gentlemen from Virginia or Texas or one of the ladies from Florida will post it soon.

Some keep clamoring for this to be taken into court. Well, in court one must have proof of an allegation. Simply stating something over and over is not taken as evidence of truth.

That's what one Chief Appraiser used to say......."Wheres the Beef?".........Where is He now? This is no longer just an USPAP issue, it has become a national RICO crisis issue. As for proof, I am sure the proper authorities have it.
