Our clients do not understand that they are messing with the process or they wouldn't ask for it, bet you no lenders show up tomorrow.

FNC and AI did not develop AIReady in a vacuum. It was developed in response for requests for a file format that would make processing of electronic reports easier for lenders.

Some of the biggest lenders in the country asked for it. Their appraisers were involved in developing it. To claim that the people who asked for it and use it everyday don't understand that they are affecting the process just does not make sense to me.

Still waiting on the explanantion of why removing a TOC renders a report misleading. Maybe someone is keeping it up their sleeve for tomorrow. I am holding my breathe in anticipation - not.

A TOC states plain and simply what is within the total confines of the report. To remove it allows the process to alter it. I am fine with recognizing that a report is rather simple, some are, but if I put one in to specifically protect myself and to let the intended user know that they need all 32 pages to read my total opinion, then removing it and in turn the pages opens me up.

The lenders have proven over and over again how smart and ethical they are that we should always do whatever they want?
 
Lenders can request additional info for the report, but they can not limit it it.

Sure they can. I have had many clients that specifically require that I not send things in my reports. In my area it is common for lenders to have assignment conditions prohibiting a TOC, cover sheet, etc. These items are unnecessary, and many clients doesn't want to waste disk space. Since they are not required for meaningful results, omitting them is not a problem.

No one has yet provided an example of anything that would be required for meaningful results that that cannot be handled in AIReady format. If someone does that, I will get excited.

It's like putting a candy bar in your pocket while you are still in the store. Maybe you were planning on pulling it back out when you get to the register to pay for it. If you don't put it in your pocket to begin with then nobody will question your intentions.

Not if you use (c'mon, everyone, say it with me now) a real digital signature :). There are plenty of digital signatures one can apply to an XML file.

Sure there is George, lets load it as an image. That does not do squat. You are having to run around your elbow to get to your bum, what's the point. Ease of use is important to the general everyday people who appraise.

Whats the point in having to "sneak" it in. It's almost like some of you come on here to get your jollies on. You can will never convince me that making it more difficult for appraisers to work around and be delegated communication is right.
