But you do have a number of names in your vocabulary that you use to demean anybody that disagrees with your rants. So there is that
 
The people who believe the GSEs are out to get them will continue to think so regardless of what anyone else asks them to consider. My acknowledgement of their rationale doesn't amount to advocacy of it. You're afraid of what they're doing and you object to it. I am acknowledging your objections. That doesn't mean I want anything bad to happen to you. I want you to adapts and thrive as best you can in the environment you actually operate in, despite that environment being less favorable than how you think it should be.

But, your boundless paranoia is a factor which is wholly beyond my influence so it is what it is. You should consider the merits of owning your own feelz and refrain from blaming it on others. The girl-math doesn't work in this example.
 
the truth is they have divided the appraiser from their clients, fees, independence, and now inspections...no paranoia here just the facts :ROFLMAO:
 
The MBs had no legitimate business even speaking to an appraiser, let alone controlling the appraisal engagement and deciding which appraisals the lenders could consider vs which they couldn't. So that's your primary problem right there. Congress voted against your preferred business model. That's who you should be blaming for this outcome.

The GSEs are using their own AVMs to make those decisions. And not one of those AVMs is an appraisal.
 
I don't disagree with the above, but must ask what "accuracy" means. In the video of Lyle Radke the other day, he mentioned "accuracy" then quickly qualified that with "that is hard to measure." We see a lot of statements regarding the accuracy of this and the accuracy of that and particularly the accuracy of condition and quality ratings and the accuracy of appraisals. Yet, no one has defined that term in those contexts nor, more importantly, how it is being measured in order to draw the stated conclusion. If accuracy is assumed to have the usual meaning of being "correct or precise" then how is everyone measuring it? I expect from the GSE position, accuracy is judged by any difference between an appraiser and the GSE's position on anything (which we know is pliable).

It's not that difficult to measure accuracy, but it certainly seems that way for someone as incompetent as Radke. The only reliable way to measure accuracy is through statistical analysis. In that video, Radke mentions that appraisers could use simple linear regression, cost data, or other parametric statistics. Right there, he reveals that he doesn't fully understand the topic. You need competent professionals in charge, or else you end up with the mess we have now.
