Voice of the Appraiser In-Depth Report

just keep spewing the party line...:ROFLMAO:

see the difference...i do 1004's and he/she/it doesn't  :rof: :rof: :rof:
Jokes on you. I just did one a couple months back. UAD included.

The difference is that every one of my reports on all these different property types gets read for content by the user. No automated reviews involved.

That's what the instructors are supposed to do. Stick to what the material actually says as much as possible. The whole idea is to cut down on the creative dance interpretations which people use to justify their unconsidered positions.

I would say that it's a guy thing but that would be an unkind thing to say to you. While we're at it, you may have noticed that I agree with you on a regular basis when I think you're right.

flip flop fish...now he does 1004's...which software did you buy? :ROFLMAO:

I don't pay for appraisalware. I used the software I normally use for report writing. I control the formatting on every report I write and can edit at will. I don't do that with the GSE forms because their program is very particular about that.

how do you do a 1004 uad complaint appraisal without their software... :rof::rof::rof:

I don't have to upload an electronic file to use the vocab and syntax. Which is all the appraiser can do by their own hand in the report itself.

You do one thing. And to be sure, it's an important thing which is highly specialized and which always bears serious conscientiousness, diligence, effort and attention to detail in order to do it well. I have done and occasionally still do that one thing; I've never gotten completely away from it. I just also have a much broader base of experience across a much wider scope of practice. That doesn't necessarily make me better than you while doing that one thing, but it also doesn't make me less than you in that one thing. I mean, other than your extensive experience working for AMC fees in the AMC Matrix.

I wish you had more options for work and I wish you had more exposure to both sides of the business instead of just the one as working as a fee appraiser but unfortunately that's not how things have worked out.

I never said anything about you needing their forms. And based on your demonstrated understanding of the material and your overall contempt for being required to fit your workproduct to the legitimate needs of your users I completely understand how much you "don't need" our appraisal standards. You've been quite clear about it.

Lookit, if you have found a way to hassle your users, operate like a pirate, and still make a living at appraising then I suppose that's good for you. I've never seen anyone else pull that off before but maybe you're special.
