Nice speech and yet almost everything you're complaining about still falls under the category of enforcement. And that includes the political appointees to these state boards who are not competent with the standards material and who make mistakes of their own.

You've never noticed that the participants on this forum who have ever qualified to teach USPAP virtually never disagree with each other on any of those topics when we're engaged in long form discussion about them? There's a reason for that, and it doesn't involve misinformation, confusion or a lack of understanding on their part. I suspect you are competent with the material, you just hate the licensing program and the CE requirements. And the fact that you can't find any way to force the lenders to use you instead of your competition.

Anyways your "it's all TAFs fault" argument amounts to saying that it's the legislature's fault that some people violate the laws that the legislature enacted (except that TAF promulgates professional standards which by definition are not laws/regs). As if there's actually a way to write a law, rule, regulation, religious edict or professional standard that will actually prevent people from offending.

You need to back on your meds or something. First off, it's not only about the money. I think you have me confused with your friends at TAF and the GSEs; let's compare incomes, and then we can talk about money—Nighty night.:giggle:
 
Actually and since you apparently want to talk about it, I still think it's all about the money for you. Why else would you be so angry about what other appraisers do?
 

State Regulatory Advisory Group​


The Appraisal Foundation is pleased to announce that it has re-instituted the State Regulatory Advisory Group, a forum for discussion between the Foundation, its boards, and state regulators. The Advisory Group meets virtually, and it will be a geographically diverse panel composed of board members, administrators, investigators, and legal staff. This group serves as a resource to the foundation boards and the profession on such issues as:


  • Addressing enforcement and regulatory issues relating to USPAP and the Real Property Appraiser Qualification Criteria.
  • Learning and discussing issues facing the state appraiser regulators.
  • Identifying disciplinary related USPAP issues that should be incorporated into the annual revisions to the 7-hour National USPAP Update Course.
  • Ensuring that the Qualification Criteria continues to reflect current capabilities and expectations of the marketplace regarding distance education, experience, and the content of the national examinations.

:rof:Was wondering how long it would take to get the answer right. I was at an aaro conference one time and half the regulators were walking around, wearing lanyards from clear capital and drinking out of a solidifi coffee mugs.

I thought to myself goddamn, most crooks, at least try to make it a little less obvious

USPAP is about appraiser conduct. It's not about non-appraiser conduct or activities. We don't apply USPAP to other non-appraiser activities like selling homes, brokering loans, doing termite inspections or performing property management, either. Another example is no such thing as a USPAP-Compliant PDR or a USPAP-compliant sales contract.

We had a great turn out and approximately 193 participants with approximately 52 first
time attendees.

AQB Advisory Committee:
Brad Swinney, Chair AQB took questions, discussed upcoming education
criteria regarding Fair Housing and Bias issues.

*Announced 2nd exposure draft to be out soon and asked for comments; *New
criteria will be adopted in the next few months; all states must comply by January
1, 2026; new 4-hour course for Fair housing will be required every two years
• PAREA is a start to finish program- all or none; PAREA will be for residential
licenses at this time.

Board Members:
Background checks were discussed, do states require a statement or
background check at each renewal; do states have a policy on this matter; how
do states maintain a level of consistency if there is not a policy or matrix to go
by. Texas has an article on their website on disciplinary actions and
background checks.
The group discussed how states are dealing with bias and USPAP Peter
Christiansen spoke of HUD and Bias and their ability to award damages;
inappropriate words and a state’s ability to truly determine bias were also
discussed.
Texas partners with the Civil Rights division to make the decisions.
Get a policy in place was discussed. WHO?

ASB
The news is out! USPAP will be out later this year, with no end date and ASB committee
members worked diligently to come to a final decision after drafts and comments and
meetings. Congratulations!!

AI PAREA program receives AQB approval
On May 18, the Appraisal Institute (AI) announced the Appraiser Qualifications Board
has provided approval of AI’s Practical Applications of Real Estate Appraisal (PAREA)
program for the licensed residential path.
The Appraisal Foundation’s Board of Trustees
awarded the Pathway to Success Grant to the Appraisal Institute to assist with the
development of the PAREA program

I believe that appraisal bias panel of govt regulators are the only one that can change things. Reeva is not on that panel. They may have to face that panel very soon. LOL
