Love to see Joan stutter in front of that appraisal bias panel when they questioned her. LOL
 
TAF is not on that panel either. I can feel vibes coming from that panel that want change.
 
USPAP is about appraiser conduct. It's not about non-appraiser conduct or activities. We don't apply USPAP to other non-appraiser activities like selling homes, brokering loans, doing termite inspections or performing property management, either. Another example is no such thing as a USPAP-Compliant PDR or a USPAP-compliant sales contract.

AMC‘s manage the process and are licensed by the same boards that appraisers are licensed by. Where is their set of standards for behavior?

Other than what is written into state laws and rules. Which we both know are not enforced anymore. Sort of how it is unlawful to engage in real estate appraisal services or advertising/conducting in the business of real estate appraisal w/o holding a license.

Those cases get forwarded to different authorities since boards have no license to take.

It’s important to keep your hats straight and work within what your license allows.

Any complaints you may have, do them to that appraisal bias panel. CFPB ranks highest on that panel.

Talk about embarrassing, you should see how state boards roll over when reeva flies someone in from across the country to threaten them with lawsuits Should they in force any appraisal or AMC laws.

I get it, though, token political appointees arent looking to get sued. Takes a backbone to stand up for the right thing. Not many left.

The state boards enforce rules and regulations enacted by their respective legislatures. This applies to the appraisers, too - if a state board disciplines an appraiser it is on the basis of a state law, rule or regulation. The reg may reference USPAP on the basis of their regs also requiring compliance with USPAP but it's still a regulation.

Same with the AMCs. Laws, rules and regulations enacted at the state level. If the AMCs had their own professional org promulgating their own professional standards then a state could require compliance with that code, too. If the state has licensed AMCs (and large fee shops) and requires them to maintain that license in order to do business in that state then the licensing entity would have the jurisdiction it takes to discipline, suspend or revoke that license. They wouldn't need to refer to any outside agencies.

What part of USPAP do you want to hold AMCs accountable to? What part of USPAP do you think AMCs violate?

Since you're alleging it, which state laws do you think the AMCs are violating?
 
If you can identify AMC violations of state law I'll be happy to help you write the complaint. But that's the thing - most of these boards operate off of complaints. They don't tend to get proactive and go fishing for violations on their own.
