I see no brown-shirted spies here.

I don't either, but it sounds like a step in the "right" direction. Classical conditioning could take us the rest of the way:icon_frown:
 
I’ve yet to observe any actions by an appraiser that could be defined as “brown shirt” activity. Some may appear to be overzealous at times, but that is certainly within their right. With the current system it is more akin to guerrilla warfare. The only activity I’ve ever experienced that could be classified as “brown shirt” in this business is that which is exhibited systematically from the loan organization end which is one reason this forum is so active. Comp checks certainly fall into the “brown shirt” area.

I was going to say, "I'll disagree with that," but I'll change it to..."I take exception to that."

Overzealousness can certainly open one up to lawsuits. If you leap before you look...you might be diving into a mighty shallow pond.

Pull the trigger too quick...jump to wild conclusions...cause someone a loss; it could be your license as well as your livlihood (AS WELL IT SHOULD BE :angry:).

I think when Forumites get on the phone & gossip to other like minded Forumites about who they think might be a "Skippy"...that might be considered as "brown shirt activity" (not to mention...childish behavior).

I'll be shut down @ any moment.

I'm going to step away from my usual Libertarian roots and side with Pam on this one. It's important to remember that we have to work within the system we have, at least until we can change it.

The system we have has the State licensing Skippy and then doing nothing to rein him in. The rest of us daily get requests to do everything from working free, to violations of ethics, to outright fraud.

As long as appraisers are licensed, mortgage brokers (for the most part) are not, and many loans are made in a way that pays the loan processor a commission we will have problems. However, if enough of these guys get bit, then those problems will surely diminish.

Just one thought on the side of Roger and Mike, however...

Going for the fruit at the bottom of the tree makes sense to me... or even that laying rotten on the ground. If you do an appraisal of an address where you come in much below the one done last year, does that necessarily mean that the appraiser was Skippy? Maybe market conditions were different then. Maybe, even if market conditions were not different, the prior appraiser had access to a different set of comps than you have today. And, it could just be a difference of opinion, even with the same data. Therefore, I'd advise not swamping the system with questionable stuff and picking the most agregious cases to send in.

As for sending in requests for comp checks, that might actually be better than the scenario above. What do you have? Usually, it is a request for pre-determined value... why not try to nail a few of the people who honored that request?
 
Roger thanks to call screening I’ve almost eliminated comp checks….they do still fax them. :)

Pam said the list includes “national lenders QC dept people and other regulators and QC companies”. I did not see “government” or state boards listed. If it’s their money shouldn’t they have the right to exercise quality control? That’s been my argument all along. Libertarians should support this.

Mike no one ever gets locked out of here. They only get angry and leave. You're not permitted to leave. Plus, you have the unfinished bubble threads. :)

Pam's way appears borne of frustration. Nothing's been done about the Petition...so she takes it upon herself to clean this mess up one example @ a time.

It won't work! In fact I wouldn't be surprised if it has the opposite affect. Pam's admittingly gotten herself blacklisted...who wants that? :shrug: Also, I wouldn't be surprised to see the lending community take some action to eliminate themselves of Crusading Appraisers. They'll put their thinking caps on & figure out a way around 'problamatic' appraisers altogether.

You wanna win this war? Put sufficient pressure upon those in position and with the power to do something...or replace them. Short of that...you may as well try to damn the Colorado one stone @ a time.
