Nothing's been done about the Petition..........


What have YOU done with The Petition?

I have emailed it several times a year to all my state and federal elected officials. I have US Postal Service mailed it several times to the Governor of my state.

If someone will tell me something else I can do...I will be glad to.

In addition I helped write and promote the NC Petition which should be copied and used in every other state. I have had many, many appraisers tell me they agree with it....but are afraid to sign it in fear of possible retribution from the state appraisal board.

Too many cowardly appraisers are afraid to stick their own neck out and expect others to do it for them. Thanks Pam.......I know what you have done and what the costs are.

The absoulte KEY to cleaning up this business is getting honest, ethical, BRAVE people on state appraisal boards that are willing to sound the alarm. The state boards are the only agencies that have the power and authority to discipline and revoke appraisers and have been slow to do either until very recently.

The AI, Appraisal Section and several other so called appraisal groups only want THEIR members on the state boards and the result has been absolute failure.

IF you look at the Petition you'll see HONEST Mortgage Brokers on there & some may want to follow what the Mortgage Brokers Associations are starting to do.

RE Agents, Mortgage Brokers, Lenders (Many) Appraisers have prospered due to the lack of enforcement.

Other than in the Mikey's world there is a gathering storm cloud that a significant change is happening in the Real Estate Market. In the 80's they had volunteer's from the lending industry take the fall. This time they have Licensed Appraiser's to pass the Blame. PLEASE list all the organizations that are out there to HELP the Appraisers. We'd better start helping ourselves cause don't forget Appraisal Boards are for the PROTECTION of the PUBLIC NOT Appraisers.

I'm glad to hear Pam & others are being compensated for their time & that the system didn't just hang an unfunded mandate upon appraisers:icon_lol:

Yes!!! It's working and I'm getting 'Thank You' from lenders QC depts that caught them in their pipeline.

That's why I finally posted about this and explained why I want the addresses. Everyone that sends me an address with or without an explanation of why they believe something is wrong in that deal is protected as I re-list the addresses in a separate email from me to my list.

I think when Forumites get on the phone & gossip to other like minded Forumites about who they think might be a "Skippy"...that might be considered as "brown shirt activity" (not to mention...childish behavior).

I'll be shut down @ any moment.

Mike. Obviously, any time a file or name is sent to the State or to a lender, it is the responsibility of the person doing the sending to make VERY sure that the case has merit. It would indeed be dangerous and irresponsible to NOT do due dilligence.

Our office does a lot of reviews .... current as well as audits. We send an average of 4 files to the State every month. These are merely the most egregious. These are not the sloppy ones by appraisers who obviously need more training because they have no clue as to how to appraise a simple SFR. These are not the ones who have been cherry picking in order to "meet" a certain value and need to squeeze an extra $4-5K out of the value.

These are files where values are inflated by tens of thousands of dollars and even, as was the case yesterday, as much as $200,000.

And I can tell you that many, many hours are spent on these files. My partner sometimes spends DAYS on these files because he wants to make darn sure that he is right and that the data agrees with his findings. Because he realizes he is dealing with somebody's license and livelyhood.

Quite frankly, I think there should be a special designation for review appraisers who have shown to be professional, responsible and thorough.

I think Pam's endeavor is fantastic. If a lender wants to "red flag" certain properties because they have been shopped from lender to lender and kept getting shut down on appraisal review .... more power to them. It is their money and they should be able to protect themselves.

We all do what we can to try and clean up the mess that has become our profession. To classify this as gossip is insulting.
