True story:

when it comes over with an original assignment date of 10 days ago

We really, really, really need YOU to do this one! I'm three weeks out and not accepting anymore work @ this time (hello...hello--as if the phones been disconnected and I can't hear their objections).

We've heard really good things about you...you come highly recommended Who's been telling lies about me?--which one of my competitors gave this you my phone number?

When the order comes over and the due date required is two days from today.

Can't you just run out now and have it back to me in one hour. I really need to close this loan today since they are scheduled for final docs and we forgot to order the appraisal. That call was on one that was a waterfront acreage house built in the 1930's three story with basement brick house.

Or the famous call of, "do you require inspections this one just has a little damage and the buyer is a handyman so no worries."

Why call for a pest and dry rot inspection no one else will see this appraisal and they really need this loan to do the repairs.
 
When the subject is a manufactured home on 25 acres,and the loan officer thought it was a brick home in a subdivision.
 
My Favorites

"its assessed for $x so its worth $x times 30%"

"the home next door just appraised for $x"

"2 years ago it was appraised for $x so thats all we are looking for now"

"I was offered $x last week, it must be worth that much at least"

"the house down the street sold for $x and mine is much much better"

"ive seen this model go for $x in Tranquil Acres, so what if this is Nighmare Alley Sub., same builder same model its only 10 miles away we use the same highway!"

"does the fact that the kitchen and baths are gutted impact value?"

"you cant use those sales(next door down the street, one block over), those peole gave thier homes away"

"dont worry all my files go to Las Crusas(sp), they dont speak english, they never question my files" (that was today)

all true qoutes from the past 12 months,,sorry these were all I could think of now..
 
Another true story from last week.
When the fax delivers the request at 4:45pm on Friday, the request is for a triplex; 1025, rent survey, operating income statement, etc.. Turns out it is a SFR with two apartments in the basement. For this they offer me $300, and demand delivery on the following Monday morning.
 
This just happened to me.....

They call and ask you if you are interested in doing assignments for them and then tell you it will cost YOU $40 per assignment! :eyecrazy: NOT! :ph34r:
 
I have an "order" sitting here that came in yesterday.

"Please call and confirm value, and then we will order appraisal."

IF I decide to answer this, it will be to send the $500 fee first!!!

....if another appraiser's name is crossed out on the request, and yours is handwritten in.
