Which Topic Fires Up Appraisers More?

Was public trust ever a problem when it came to the valuation of property even before licensing? Just wondering. I can’t ever remember hearing about it; not in business school, on the news, or anywhere else.
 
I hope most professionals feel their choice of career has some value. I’ve had 2 careers and feel both are valuable to this society.

I’m for high level of public trust and a high fee. Why only choose 1?

The lenders and AMC's have framed the argument against appraisers. We take too long, we kill deals and they are selling that an avm is just as good if not better than an appraisal. For the most part, AI and NAR have worked against the appraiser working for lenders.

That is the point. Is anyone really all that concerned about “public trust” when the lender and AMC’s view us a deal killers more than colloateral protectors?
 
Time will tell. What they say, what goes around comes around, and I am making every effort to be the last guy standing, if need be.

? Whatever be their rationale ? The rationale is because without ability to earn enough income to remain in business, appraisers can not fulfill public trust since they are no longer doing appraisals. Was the purpose of your post, to make appraisers look like hypocrites, only interested in money? I suspected that was your reason from the minute I saw the topic.

The ability to make money is based on supply and demand. Nothing else.

I can fulfill public trust doing desktop appraisals if I employ the appropriate scope of work.

I could see the purpose of his original post from a mile away and it saddens me to say that I agree with his underlying intent of the post. But is it December and I guess agreeing with him one one thing a year isn't too bad.
