The opinion of value is subject to the subject not having any encumbrances which may be subject to unknown conditions which may adversely affect the condition of the subject. The subject was considered to be in mean condition on the effective date since the appraiser was told never to use the word average when giving an opinion of value, or describing a subject, unless the subject is not the property being appraised, but a theme being considered.

Hey BB - have you been reading my addendum?

If, and, or, but, could be, I'm not sure, I don't know, but then again it might have or could have been but I'm not qualified or could care less.

Ahem: returning this thread to it's topic theme.

I cap the first letter of Subject, Sale #whatever and Comparable #whichever for the sole purpose of drawing reader attention to what important concept follows.

Never had a complaint yet so ain't gonna change!

You all do it what evah way you want!

(and I DO run spell check on my reports :redface: )

MY REPORTS ARE IN ALL CAPS SO I DON'T HAVE TO WORRY ABOUT IT...

EDITED TO ADD: I always use an apostrophe in a contraction...
 
Subject, as used in the context we're talking about, is not a proper noun. It is jargon, appraiser shorthand for "the property that is the subject of this report."

Uppercase only when it appears at the beginning of a sentence.
 
In my reports I use all caps

The grammatically challenged do. Once you start capitalizing common nouns, where does it stop? Equally "proper" are: neighborhood, market area, market value, anticipation, substitution, income approach.
 
I randomly capitalize words throughout a sentence. I have no Idea why, it's like a reflex sometimes, :shrug:

I suspect I either have some undiagnosed form of dyslexia or that it has something to do with allways having english the first class after lunch when I was growing up in the 70's



I alwaysspell check my reports, but usually dont spell check my posts, sorry if it makes you grate your teeth.
 
I am just lucky to get it writ. I let my proof reader worry about the rest of it.

She says with my Italian, English, Irish, German, Dutch and Native American heritage and languages, I grew up with, plus dyslexia it took her three years to learn my language and writing style.

Doesn’t everyone have a real live proofreader and English major ???????????

Now if I could just get her to work on my web postings!
