Who is Danny Wiley?

I served on the ASB for six years, from 2001 through 2006. I was Chair of the ASB in 2002, 2003 and 2004. My term expired December 31, 2006. After leaving the ASB I was approached by several companies about consulting on USPAP related projects.

Welcome to the forum. It is an honor to have you post here.
The insinuation that Advisory Opinions were changed based on private consulting work is absurd, untrue and frankly, insulting. I know that Zaio is a “hot button” with appraisers. That is not an excuse to post things that are blatant lies.
Wherever there are people there are rumors and misinformation. It is part of the human condition. I hope it does not discourage you from posting in the future. While it is true you have to have thick skin to post on the forum I am sure you are no stranger to contrary opinions. I for one hope to see your advice in the future. I believe it would be invaluable. Thank you for participating.

Anyone with any further questions about who I am can simply email me. Or if you prefer you can do what others have done and just make stuff up and post it for the world to read.

Thanks for posting Mr. Wiley.

For the record, misinformation is coming from both sides of the aisle. Some of us that like to keep ourselves abreast of changes in the industry can't figure out what Zaio is really about, due to blatant contradictory information coming from that side.

Danny,

Stay away from those cigars- they'll kill you, man!

Just kidding.

And yeah, the truth in here is often ignored!

Brad

Mr. Wiley,

Thank you for posting and clearing some questions up. With the competent and honest appraisers feeling that they are under attack and being quietly blacklisted just for being competent and honest while those that are not are being rewarded, plus the beynd insulting fee offers from AMCs that are becoming our 'handlers', plus the lack of time being allowed to complete an appraisal with the due diligence necessary for completing a QUALITY appraisal product... I hope you can understand that the frustrations over this have turned to anger. Anger does tend to bring out speculation, whether founded in fact or just suspicions when we dig and dig and have a hard time finding the truth. Add that it's really difficult to find anybody in the 'power positions' doing anything about it.

Time for a moderator's reminder here to all:

http://appraisersforum.com/rules.htm

6. BE PROFESSIONAL. Do not attack someone for a post they have made. Do not post anything about someone that you would not say to their face! If you have something negative to say about someone then contact them directly, DO NOT POST IT HERE! Do not post anything here that you would not want your grandmother or your daughter to read! THINK BEFORE YOU POST, USE COMMON COURTESY, AND BE NICE!

DO NOT attack someone because they ask a question! That is the purpose of this forum, to help each other and to learn. NO ONE was born an appraiser, everyone LEARNED to be an appraiser. The fact that someone is asking a question means they WANT to learn. If you can't answer a question without being sarcastic, or without making disparaging remarks to the person who asked the question, then DO NOT ANSWER.

Thank you Mr Wiley, as David mentioned, it's misinformation that has been going out and it is only natural to question it. You have been sincere with your response and it is appreciated.

And Yes, your knowledge, is greatly welcomed here, it is folks like you, that have a great impact in our industry, that we can learn from, and make us better appraisers. I look foward to your further post. Cheers.

Mr. Wiley, I'm not sure about "blatant lies" posted on this forum but please note two points. 1. The link in the OP is not from this forum and cuss words and the general tone of the link are not allowed here (but IMO he makes more than a couple of good points). 2. A Zaioist, Ken Verrett, is the one who boasted of Zaio having key seats on the IAC which in turn led to some speculation.

FWIW, I have no problem with your relationship with Zaio. But I do question Zaio (not you) when they have hired the best and the brightest but still can't put out a marketable/viable product. There is no reason that any appraiser or appraisal company can't hit the ground running. The appraisal business isn't that complicated and for start-ups its the lack of clients that's usually the problem not the lack of a viable product.

Good luck.

My time on the ASB certainly did thicken my skin. I also become accustomed to folks not agreeing with me 100% of the time J. Unfortunately, I have also become accustomed to the proliferation of misinformation in the Internet age. Most of it is relatively harmless, but I did feel compelled to respond to a matter dealing with the integrity of the ASB – even if it was only provided via a link to another Forum.

On a more positive note, while I was on the ASB I had lots of interaction with people from AF. Postings on this Forum and comment letters to the ASB from people who participate here have had a dramatic effect on the ASB’s work. As many have observed, it is no coincidence that so many of the monthly Q&As over the past few years have dealt with issues that were hot buttons here. Thanks, and keep it up.

I am in the trenches. I understand well the frustrations of the typical appraiser, because I face them everyday. I also understand the anger. However, anyone with real interest in finding out about my involvement with Zaio could simply have emailed me. Many on this Forum will verify that I do respond to emails, and my email address can be found in about 10 seconds with a simple Google search. So there is no need for unfounded speculation.

Lastly, thanks to all who posted such nice comments. One of the great benefits of serving of the ASB was getting to meet so many of you personally. Brad, I was going to give up cigars because someone told me they would make me look like you, but then I realized we were already virtually twins, so quitting would do me no good.

FWIW, this is the first statement from Mr. V of that nature I recall seeing.

"It is true that Zaio has key seats on committees at the Appraisal Standards Board which have and will influence and determine Appraisal Standards, regulation and USPAP issues. "

http://appraisersforum.com/improving-profession/122174-bad-day-black-rock-zaio-5.html

Here is a continuation by Mr. V.

"First, I agree that the use of the term "mass appraisal" in any sentence read by appraisers means Standard 6, soon to be retired"

http://appraisersforum.com/improvin...rowing-acquires-kirchmeyer-associates-21.html

Note: The ASB has not published any exposure draft or concept paper on the topic of retiring Std 6.

If the above statements by Mr. V are misinformation about the relationship between Zaio and the ASB, then Mr. V, who claims to be affiliated with Zaio, is a primary source of the misinformation.

I do not think it is your fault Mr Wiley. When I went to one of their seminars they were touting they had key USPAP figures that would help Z in getting their product USPAP compliant, So I asked who it was they had as a consultant? but they did not want to say, kept it as a secret, either for selling impact or for other unknown reasons. That's where all the questioning began and begins.

"...determine Appraisal Standards, regulation and USPAP issues." is a bit much!
I am far and away NO expert on this topic, but from my experience the ASB is "influenced" by thoughtful and well-articulated thinking...and nothing more.

So, as to "determine"...I don't think so.

As to "influence"...IF the thinking is good! But, any single appraiser can have the same amount of "influence" if the appraiser presents a well-reasoned thought.

Just my $.02
