Don, though I've had a couple of my questions appear as "USPAP FAQs", I suspect that there were other appraisers who offered the same, or very similar, questions.

When it comes to matters that the ASB will act on (i.e., revisions to the USPAP, FAQs)...and as you and I both know...any actions taken by the ASB will not be based upon "pressure" or "popularity"...but will be based upon what is professionally appropriate in the best interests of the public good.
 
This discussion and the assurances from Rich Heyn and Danny Wiley have me thinking and so I’m trying to write down where I am with this.

I’m pretty sure, with the exception of a few, that most of us on the forum are simply overwhelmed with what we and this profession is encountering right now, with the pressure to meet value, low fees and fast turn times. It also seems to me that not much has been done by the industry and particularly the leadership, to counteract the trends. Most of us who contribute seem to express that our businesses are under threat and that we may well fail. It seems that imminent failure of the residential appraising end of the industry is of little or no concern to the leadership and by that I mean the ASB and the organizations that purport to represent the industry. Indeed, it seems that much some of the leadership immigrates to AMC’s and thing like Zaio, which in turn adds to the conviction that the industry leadership is not only abandoning us, but has joined the effort to make the SFR appraiser obsolete.

It also seems that every time we obtain some revelation such as the recent admissions by eappraiseIt that we are told that the lending industry demands what ever it is we perceive as a threat to our survival or we are simply ridiculed for having brought it up.

Now Rich intimates that IAQ has appraisal companies on it giving advise to the ASB apparently in behalf of appraisers and that this is of long standing.

I’m confused. It seems to me that the independent SFR appraisers are very under represented, but when that allegation is made these long time appraisers, who have certainly served the industry beyond what I would say the call to duty is.

Can somebody help me with the bigger picture? How can the law (USPAP that is) and the needs of the lending industry be accommodated without causing the extinction of the SFR appraiser?

I truly feel besieged. Are Danny and Rich just telling us we are stirring up a storm over nothing? Has not that been our way of handling this until now? Will it get any better if we fight it without any of the wheels?

I'm glad that you have the conviction that what is done by the ASB will be professinoally appropriate and in the public interest, but I fear that may be exactly why the current administration is in Iraq.

Is it in the public interest to eliminate SFR appraisers and let this thing to go to the AMC's, AVM's and Zaio's? If so please tell me how that works?

I am concerned that the ASB has way too little input from the industry it heads and that there is no current mechanism to reach it and influence what it does except when it requests comment.

Give me the information, not just assurances, I need to become complacent and content with our leadership and its efforts on our behalf. Or is our survival not germane?
 
There are currently over 45 members of the IAC. All IAC members have equal rights.

The IAC is a council of The Appraisal Foundation, not a committe of the ASB. The IAC provides feedback to both the ASB and AQB, and much of it is very good. However, neither the ASB nor AQB is obliged to follow the advice of the IAC; they are only obliged to consider it. In my time of the ASB there were several proposals by the IAC that were not adopted by the ASB.

How does one join the IAC? I think we need at least one forum member there who is willing to report back to us on changes in the works to strengthen and insure the continuing viability of the appraisal profession.

We've got lots of people on here who have followed the rules almost into oblivion. To the point we now may need help to survive.

Ed, from the looks of it, one just pays one's money and joins.
One does have to be voted into the group by the IAC, but contact Arika Cole for more information.

We can begin a fund and maybe vote those that wish to represent us. There are many on here that are very well qualified. And when ever one does need to go to a function, we fund for the travel and lodging.

That's pretty high dues. How often do they meet? Would it do any good to join it or would they want to hear what we think is good for the public?

What is done with the $2500.00 to improve the profession, or is that in place just to keep the RIF RAF (oops, I meant independents) out?

OK, I'll call Erika and ask her? Maybe we can get the published comments of the IAC? Can we send Pam (she's not RIF RAF, but she sure as heck is independent) or does she have to stick around FL for court?

I'll donate, but please lets not send just another rubber stamp. Whoever it is, needs to be able to argue with these guys who are taking our business and claiming it is a virtue to do so on behalf of a public that has apparently been victimized.

I think it will take a mighty warrior to nudge the ASB away from its habitual arguing as Danny said, for months over one word. Are there people on there who just won't quit without the final word?

There are way too many results in USPAP already that smack of meaning having completely divested itself from the final products of those lengthy efforts. Nobody needs a rush to judgment or junk, but the current process of extended deliberation is not working well.

I do not think it would be a terrible thing for someone closely connected to the Forum to be present at ALL such functions as Board meetings... however, by it's very nature this board is comprised of INDIVIDUALS with very different points of view and intents. You'd be surprised at how many non-posters regularly read this board - if they aren't apprised on their own direct reading of 'happenings', I know for a fact that some folks from various organizations get e-mailed multiple links to discussions that occur here... My oft-repeated requests for courtesy and civility are because the message is more clear when unmuddied by nasty repartee!

I know I appear late to this discussion, but have to relate MY first meeting with Danny Wiley... in which he ascertained that I was "so-and-so" from the forum, grabbed my hand pumped it up and down and with an ear to ear grin, introduced himself to ME and admitted a full-blown addiction to reading the forum. He stating that any day that doesn't start off with good coffee and adequate exposure to the latest threads was NOT a happy day - like before the newspaper, even! <blink> I had to respond in kind with something along the lines of "...and you are THAT Danny Wiley?" I mean= WOW.

Conversations over suceeding years have convinced me that this is a guy you'd be proud to have working in your town, and should consider an excellent resource on behalf of all appraisers and one of the few who give a darn about Residential appraisers. Other forum members who have met Danny in person, have ALL had same response. I haven't heard a single sour note - despite Danny's claim to need a thick skin, the only negative comments I have heard are not related to his personality or profesionalism, but to difference of opinion on policy. Thats darn hard to do when you are in that kind of position, usually there are nasty comments aplenty!

FWIW Danny has done a lot more than most folks will ever know on keeping the profession REAL, again with specific focus on the typically under-represented residential appraiser. Also for folks who don't know, Danny has been a stellar representative of the profession not only nationally but also internationally, all while remaining a faithful forum reader (though not posting while ASB Chair) and raising a young family. Want something done right? Ask a busy person.

Want to know the one comment Danny has repeatedly made that has struck me deepest?

"Individual Appraisers seldom if ever participate in the professional oversight functions that directly affect their business, and they SHOULD."

This is in direct answer to your post Edd: Danny said that few proposed changes to USPAP or other policy are EVER directly addressed by appraisers. Most proposed changes get 5 or fewer comments. ((my take on this: and at least one of those is typically from Steven Santora:leeann2: )) Danny also said they read and think on each and every one received. 80K+ appraisers nationally and only 5 or so can get off their collective rears in gear and read changes and respond?!?!?:Eyecrazy:

I have repeatedly asked appraisers to directly approach GSE's, Boards, and other governing and policy entities. Does anyone remember the time I got hacked off at Fannie Mae and asked for a letter writing campaign? I don't even recall what I was mad about that time... They got to Wayne within 48 hours and asked us to call off our dogs, because we were clogging their phone and FAX lines and impairing the orginizations' ability to function!

ACTING as individuals within a framework of thoughtfulness on industry issues is in ALL our best interests. Danny has done this to a degree I consider "well above and beyond" and I am thankful for his efforts.

How about some of us stepping up to the plate and carrying a bit of the load in a similar PROFESSIONAL manner?
 
I will also be glad to donate one large donation and a nominal monthly fee. But not only for this organization but for those that will represent us on the industry organizations. We should have one main well organized fund to fund these representatives.
