Why Do You Need A Copy Of My License?

Colorado requires fingerprints for your first application. Would you believe three of my students got rejected because they had felony convictions they conveniently forgot about? :rofl: :rofl: :rofl:
 
Why lenders ask for a photo copy of a license is beyond me.

Amen. In 15 years as a registered geologist I have never had a client ask me to verify what i have already certified.

The fear of saying “no” will be the death of this worth while industry.

I have concluded such requests are subtle ways to test how pliable the appraiser is...can they be duped, lead, or browbeat into submission?

Yesterday, it was a request that I state that the property (a lakeside property no less) was "not a working farm" [it has a shop building on 5 acres that included a couple of horse stalls]. Is that a predictable request? I mean, do you state negatives in your report? "The subject was not bombed during WWII." "The subject is not inhabited by crazed werewolfs." "The subject was not the site of a famous Civil War battle." I wonder what would happen if I simply said, "No."

I had a similar request a couple of months ago. 20 acres, horse barn, one 60' round pen, and a roping arena. Three teen aged kids and dad is a former rodeo roper. The problem were the 10 yearlings on the place. "Is this a working farm?" Answer, "This is a family who rodeos for pleasure and fun." "But the cows indicate they are farming." "Does the bass boat in the drive worth 5 times what the yearlings are worth mean they are professional bass fishermen.....do the three dogs in the yard mean they are breeders?" NO questions about the 9 head of horses.....just the practice steers.
 
Let's face it. Some of these rediculous questions come about because so many appraisers are attempting to 'hide' things due to the LO and Realtor pressures to do so. They no longer trust us. I hate knowing why.
 
I saw a report couple of years ago, hit the number on a "stick built" home that was actually a built around MH. The tax card plainly stated "Rueben's Salvage and Auto" Commercial card, shop in back of property had barrels of oil oozing on the ground. No mention of the shop, oil, power line, or metal frame under home.....Mortgage company did have the good sense to reject the loan anyway, but from the report, you would never have known the actual utility and condition of the property.

So you are right. Too many appraisers do not do reliable work.
