Why field review after closing

Although it's not to my appraisal peccadillos, the appraisal did appear to justify the value. I'll go easy on the appraiser.
You may not understand review assignments. You don't do anything to or for the Appraiser. You should tell it like it is.
Either the Appraisal Report is credible, or it is not. It either meets USPAP or does not. Etc.etc.
It is not about your standards, either.

It is not about the Appraiser, whatsoever.

idk if you really have an assignment for a review or are just bored and wasting our time, But a reviewer reviews the appraisal, they do not review the appraiser.

My standards are too high. I have to remember for other appraisers to just meet minimum USPAP and Fannie's standards.
 
post closing is more for value check confirmation, and nothing bad hidden, more than little mistakes, or a different opinion about a bedroom.
long ago, the one time a reviewer said bad things about my appraisal, i pulled out all the mistakes he made in his review. i enjoyed doing that, no questions were asked after my reply.
it was a nasty review from a know it all.
 
I used to see some doozey appraisals when I did a brief gig with Foster Ousley, lots of fudging going on out there in appraisal land. I remember some guy adjusting upwards like $30,000 for trees in a $250,000 neighborhood.
 
There are many reasons for a post-closing field review and a field review can be ordered years later - if an investor buys a portfolio of loans and wants to see what they are getting, if a mortgage goes into areas, as part of a random audit, a scan at fannie or Freddie flags it, and a host of other reasons. I would venture that many of us have gotten appraisals eviewed and if our reports were fine we never heard about it.
 
I believe this calls for a field review waiver...
