Why field review after closing

Says the guy who doesn't understand ANSI.
This appraiser measured to the 0.01 feet. That's not necessary.
Overall, after reviewing the appraisal, I have to admit it's not that bad in that the appropriate comps were used.

Subject located on arterial feeder street with comps on interior locations....no worries. Bedroom discrepancy from public records? Meh...

Fernando went easy on the appraiser from his hometown and feels it meets his high standards.

One of my pet peeves is appraisers using comps on hilly terrain when subject is on level terrain.
Comps should be same terrain thus no need to adjust for views if possible. Hard to determine $10,000 to $1,000,000 views. So subjective.

Yes this is easy money since I know my hometown so well.
It's from one of my high paying AMCs (glad they still in business) and pays premium for $2 million values when that's the norm here.

I'm doing a field review but purchased has recently closed.
Why did AMC asking for a review after closing? Wouldn't it been better prior to closing?
Is my review mainly to criticize original appraiser if done incorrectly?
My be previous appraisal report caught by GSE or investor for the audit

This has some views and some buyers willing to pay a premium than one with no water view.
I would see potential to build top level to capture even better views to increase home value.

I think client/lender sees original appraiser as out of area appraiser and purposely chose me, a local appraiser. Or client values my second opinion.
Or Client really really likes me.(y)
