Why field review after closing

Is plat map required in appraisal report. I always thought it was.
If not, I'd been wasting too much time putting a plat map in my reports.
 
I can't help it. I have something to review on each section. Just trying to give constructive criticism in writing a better report.

No, I use common sense pointing to the facts missing or omitted which client/lender should be aware from my perspective.
 
Wow, and it really shows. You have a duty to decline if you aren't proficient.
Proficient? I telling client what's "missing" in original appraiser's report. That's the way to review.
