Why field review after closing

If you worked at a bank as a trainee in 2012 you were mentored by the chief appraiser, you wouldn't be considered a independent appraiser while on staff. You make absolutely no sense.
Don't overthink it. I was a trainee before 2012. I was making among highest appraisal income during 2010-2012 as independent appraiser. High income people were refinancing during that time when rates were low.

I was just going by what your license information says but whatever.

I had to put my two cents worth in how the report can be improved.
So MLS had a sketch?
Yes MLS had a sketch. Appraiser did not discuss the discrepancy with MLS sketch. When info is out in public, appraiser needs to explain discrepancies. That's how it is.
 
Well the report you reviewed was AOK wonderful That meant you agreed with his MV

Did you by chance read the five pages of AO 20? Starts at page 103-107
