Why field review after closing

Once again your baiting us members Also You have an obvious Bias. Withdraw from the assignment. Here is some advice. Stop accepting any review work until you take some CE related to review work and after that make sure you have a full understanding of USPAP Standard Three and Standard four
CE classes are needed for out of area appraisers to follow a procedure to check off in reviewing an appraiser.
Since I'm familiar with this hometown neighborhood like school district and such, I know the appropriate comps to use which is the most important in determining value.
Again I had no problem with the appraisal value but had comments on every section which were overlooked or can be improved.
If I'm going to sign the field review, I had to have my say.

I practiced 10 years under various mentors before I cut the cord. You've been certified for what, 6 years? How long have you been without a mentor?

I practiced more than 10 years. When I started, I worked in bank and didn't have a mentor helping me as an independent appraiser. I winged it.
By the way, my field review was approved within three hours of submission. I winged another one. :)

Only because you agreed with the value. If you didn't agree. They may have "approved" the review. But the OA typically is given a chance to rebut. That is where the rubber meets the road.

I don't know how the OA could refute. My analysis was accurate.
Unless, OA can say the sketch was correct. Yes, I even found a mistake in the sketch based on MLS data.
 
I hope AMC sees how thorough of analysis in my review and give me more review assignments. :giggle:

If you worked at a bank as a trainee in 2012 you were mentored by the chief appraiser, you wouldn't be considered a independent appraiser while on staff. You make absolutely no sense.
