I think he quoted in the blind. I never quote on a field review until I have a chance to peruse the oa. Hard to determine sow and the amount of work until I do. I can usually tell whether or not the oa is viable or a headache within about 10 minutes
 
I'm doing a field review but purchased has recently closed.
Why did AMC asking for a review after closing? Wouldn't it been better prior to closing?
Is my review mainly to criticize original appraiser if done incorrectly?

Because their lender client wants to profit at the closing table. They don't really care about the qualify or the strength of collateral. This is a home numbers game. It always has been.

It goes to show as I suspect many appraisers don't understand what Fannie expects us to do with ANSI. You would think we measure similarly but instead some measure to the 0.01 foot.
No... it shows that YOU don't understand ANSI.
 
i stopped doing reviews a long time ago. they usually involved a too high value which meant that i had to do more work than if i did the originally appraisal.
when i did reviews for option one, a sub prime lender, they had their own form with some check boxes and some comments. hand wrote it in, those weren't that hard, but there were all too high value within the same group of bad appraisers.
