Why is the Buzz panicking over the failure of 3.6?

Many New Homes no longer come with standard land line phone jacks and are optional if you pay. This is because younger even older folks use cell phones, cable and satellite dishes and the same with Internet.
I'm only repeating what I was told in a UAD 3.6 CE class a few months ago.

Okay, I am the fool. I was trying to work her. It just didn't work.

To be fair, land line (RJ11) phone jacks are not broadband internet connections. But you are correct if you meant coaxial, can't remember the last time I noticed them in new construction.

TMobile is wireless and is considered broadband accoording to FCC;
  • Typical Download Speed170 – 498 Mbps (5G)
  • Typical Upload Speed12 – 55 Mbps (5G)
  • Typical Latency16 – 28 ms

I feel like it should maybe be the market that dictates the appropriate adjustments for internet access if there is one. Not the Broad Band Association or the GSEs.

100% agree. Just one example of what happens when decisions are made in an echo chamber.

Does something like an old school phonebook exist where property owners' email addreses are listed?

Received one "UAD 3.6 Abomination Spam" email from Appraisal Buzz too many this AM. First I was gonna email them my honest response ... which wouldn't have been pretty ... but then I just hit "Unsubscribe" instead.

Good riddance. [And **** you and the Marxist Swine you rode into town on.] :mad:

Honestly, with AI, THEY CANNOT PUSH THIS!! By the end of this year UAD 3.6 will be way behind the curve, no matter what.

The basic problem is that Fannie Mae lacks competence, appraisal software vendors lack competence and appraisers lack comptence - and on top of that, the ground is moving out from under the rug, slowly but surely.

IF THEY WERE SMART, the would just give up and leave the software where it is for another 2-3 years. Which is probably what. they will do anyway.
