workers to appraisal output monthly?

yeap thats right. sorry you guys can debate what the truth is and be the skeptics all you want... we started the right way, have a great mentor,have great marketing until about 3 months ago (which im taking over now...scary!!!), and have never strayed from our path of ethics. if i need to lay our busines plan on here fine...i love how many negative appraisers there are on here....yall feed me to be great and never have a sour attitude towards anyone in the industry...just because someone is a trainee doesnt mean they are incompetent or dont know how to competently input an appraisal or know what they are talking about sometimes....you were a trainee at some point right? im not saying im always right trust me im wrong daily!!!


our fees are pretty standard for the Houston area...we are a little more expensive than others but we do quality work and are USPAP compliant and hardly ever miss a due date due to our in house review and good front end research.


we do have some AMC work but not much. they are more so there in case anything goes south and thank god it hasnt. but they would be the bread and butter so to speak in case the orders quit.


we have a lot of MB's but they are not the "hit the number type" I cant say they never ask occasionally they do...maybe 1 out of 20 orders they think the client is joshing them or something....the biggest thing is the current owner bought the company and its client list and the old owner was a houston socialite who had a lot of powerful contacts and we worked with it from there and expanded it as much as we can.........most of the work is "local banks" CU's and ERC work. probably 65% banks, ERC, CU's, 25 MB's and 7% AMC and 3% market value or something in that department. We also provide home measurements for a ton of realtors wanting to know the sq. footage of homes which about 70% of that turns into an order because we have already put our foot in the door. THATS ACTUALLY A GOOD MARKETING IDEA TO ANYONE WHO DOESNT DO IT. i think anyway, i have seen what happens when you voice your opinion on here.


the certified inspects every property takes every comp and every photo. he has appointments in the morning and in the afternoon he is back in the office and reviews what has already been input, while the research and other inputs from the previous sessions are being input. Rinse and repeat. it makes for 10-12 hour days but we get paid accordingly and is a very fair boss and would never dream of working for anyone else other than myself. I think the biggest thing with doing as much as we do is the trust that we have proven the certified can give to us to make the right decisions in the industry...it took forever but its finally there



i would say we do good work we hardly get stips......everyone does but i would say that it is very minimal..the last i can remember were on an ERC but it was the whole the other appraiser did this why didnt you thing about a month ago....i cant believe that either it was a company that sounds like ICHERT...they are normally pretty good...i wonder if they are going to go to AMC's?


anyhow, sorry to cause such a fuss and im really tired of defending myself...i really guess i should have just asked what is your company doing and kept my mouth shut so i wouldnt have to stab at my keyboard so much about it.i think 99% of you are great on here and i wish everyone would be more positive on here and in real life it will make you more succesful in anything you do. I suppose all these inspections are "do-able" but it is doubtful to me that your mentor is going on each & every appraisal with each of his trainees, IMO.

What "trust" if he is with you on every appraisal? If he is doing his due diligence on being a Supervisor? Not sure what "trust" your referring to unless you are inspecting alone?
 
Ok, 200 appraisals per month and the supervisor inspects every one. If he works 7 days a week then he is doing more than 6 inspections every day.

That guy has some serious work ethic!! :unsure: :shrug:
 
Takes photo of subject and comps? 200 properties, 3 comparables minimal per property. Thats 800 properties per month that the Certified is driving by, or 26.6 per day assuming a 30 day month!

Does he have a giant "S" on his chest :rof:
 
If he is taking that many photos in even a small area he might want to consider contacting ZAIO and collecting an additional fee for photographing an entire ZONE:new_multi: :new_multi: :new_multi:

No chit!! You'd think all work and no play would make the "supervisor" just a little grumpy. :new_cussing: I'd be careful skipping out of work early if I was you. Might get you into trouble.:sad:
