Working during holidays

I got this order and I didn't really want to do it.
Besides being complex (but Fernando of course can handle that), it's the holiday vacation period.
Anyway, this AMC is my best client.
So I had to respond as a courtesy.
I figure I give them a 4% profit and my bid will be rejected.
To my surprise, AMC gave quick response and accepted my fee. Ugh.
 
Next time, quote a higher fee. I don't work during the Holidays, or on weekends. I don't inspect properties if it's raining or if it's below 30 degrees F. You have to set your own policies.

It is Fernando's Christmas gift to his best client.

The client wanted the best for their client so they chose Fernando.

Usually wrap up the year and relax the last 2 weeks, but assignments I accepted early in the month kept getting pushed off. Was finally was able to stack my last 3 for yesterday.

Plus forgot about Realtor Code of Ethics which is due by 1/1/2025.

My MLS treats me as an affiliate and so I avoid those NAR fees and ethics classes. Today and tomorrow will basically be phone free so I actually will be working some.

Yesterday was no fun as I just finished a report and got a notice from the client that these new houses (6) need to be revised because the builder wants to build 2 and 3 bed homes instead of all 3 bed homes...go figure.

Wasn't able to get docs at 2 town offices yesterday because they just decided not to open so still get to make another trip
 
I always look at the weather.
Tomorrow Christmas day is clear day.
After that rain for 5 consecutive days.
I'll sacrifice myself and be with family tomorrow and go through the harsh weather appraising afterwards.
