I believe the proper grammatically correct term is anal retentive.

Why do people attack.... YOU know exactly what Pam was talking about! The term AVM is what is used by lenders/brokers everyday when they tell us they do not NEED us to do an appraisal because they are ordering an AVM. That AVM is a piece of paper to them that replaces us.Would you then mince words about the definition of an AVM???

Joking aside, I think I may have one. An underwriter is arguing with me regarding one of my appraisal reports, stating that my value is off based on an online valuation that she pulled. She sent me a copy of it. Is that what you're looking for?
 
I wonder why it didn't occur to the UWer that the AVM result was off based upon the appraisal? And yes, it should be obvious to all that this information is what Pam is seeking.

Its analagous to the agent that complains about a low-ball appraisal. Maybe the problem isn't the appraisal, but that the agent did a terrific job convincing someone to pay too much for the property. Kudos to the agent. Just don't expect the appraiser to play along.
