I think if your in a market with limited comparables/mostly custom homes and you are bracketing every feature, then you need to put a great deal of consideration into the current contract. Therefore you to know all the details about that last addendum. When was it done, for what reason and where is it in relation to the list price. Then you can make a decision about how much consideration you give it.
 
Still waiting for somebody to provide a quote from an appraisal text or source or AO or link , a source that verifies this method of opining exactly to CS price, just cause that exact price falls somehwere within a range of value ( and a wide one at that)

5% is a broad range in the 700k value . The range given went from 715k at the low end to 760k at the high end. That means if the MVO were 715k at the low end, it is 45k apart from the highe end. 45k is a lot of money.

If the comps and market conditions produce this fairly wide spread in adjusted values, that's fine. But that doesnt' mean it's an excuse to just plop the subject value somewhere within that spread for no reason other than that it matches the SC price exactly.

It is more fun this way since you can tell me it is "pretty lame" without knowing what it is. Has nothing to do with the number being an exact amount and I'm not bothered by most not understanding it.
