I think if your in a market with limited comparables/mostly custom homes and you are bracketing every feature, then you need to put a great deal of consideration into the current contract. Therefore you to know all the details about that last addendum. When was it done, for what reason and where is it in relation to the list price. Then you can make a decision about how much consideration you give it.
