Corelogic Just Acquired Alamode

The sky is not falling and there is no anti trust issues with Corelogic because outside of Bradford there are only a handful of residential software programs. The appraisal software companies are very small and privately owned and consequently don't have the growth to continue much longer. The real monopoly driving these guys out of business is Fannie & Freddie because when they came out with UAD it really hurt these small guys. The cost to continually update and revise software is not sustainable for these small privately held companies. The 900 LBS gorilla is Fannie and we may see them in the future with there own cloud based software.

From what I can tell on the internet today is that the appraisal profession is over, we should all go find another job.

Why would a company spend millions to buy a software company exclusively used by appraisers and attempt to get rid of appraisers? That makes no sense.

They are in the data business and they need appraisers to keep that data fresh and new.

The sky is not falling folks.

Corelogic branched off of First American, or rather First American became Corelogic, then branched off. Kinda hard to determine which egg or chicken came first from all the legal paperwork, but,

First Am, does, and has, ownership of many Tax Assessor databases, not just here, but in other countries.
Corelogic owns many MLS systems and every year our board has to vote to join them or not.

They need appraisers like you need a hole in your shoe.

.

Corelogic I'm sure has a big banking partner

They have a line of credit,
published on the internet,
that is funded by more than a few big banks.

Surf it up and be amazed.

If one was provided with sufficient number of $50.00+/assignments, located within a tight radius, that required just exterior photos of the subject dwelling and then attached to some type of cloud based form....
Wouldn't that be an easy way to earn an income?

No appraisal software renewal, no e/o renewal, no MLS renewal, etc.
Especially for those of us who no longer have family expense obligations...

You could probably do a bit better than $50 and never leave your house if the hybrid appraisal concept takes off to a greater degree (which I think it will).
And, yes, such a position could be ideal for an appraiser transitioning out of high-volume residential mortgage field work. Or, appraisers who have physical challenges/limitations.

Been with alamode for over 27 years.
My loyalty has just expired.
Anybody have any other suggestions for a good software company?
I'm searching.

I'll echo Chad's advice and suggest Bradford (Clickforms). I've used all three major software platforms over the years (ACI, ala mode, and Bradford). I'm not sure about the pricing (I don't use all its bells & whistles) but I think it was toward the upper-end rather than the lower-end in cost.
But its reliability/stability, in my experience, is superior to the other two.

I do think this product does have a place, and may be great for certain appraisers. My main concerns have been price and where is it all heading?

If this trend does continue to gain market share, I have to wonder if the notion of geographic competence will start getting 'ignored'. Why rely on an appraiser actually IN that market? If one or two entities control all data access, that access could be given to their employees...er I mean independent contractors, to do appraisals nationwide. I've said this before, but the very core of this industry is getting chipped away. If the pieces are small enough, no one gets upset enough to fight back. Lets hope we are not like the frog being cooked in a pot of water--if you raise the temperature slowly enough, he will not jump out, and instead will simply boil to death.

I've completed about 3-4 hybrids and although I don't find them to take hours as some here have suggested and I'm not opposed to having a 3rd party take the photos (since I still have to collect data for the subject and my comps), driving a short distance to take photos of subject dwellings (with no interior inspections or valuation) would suit me fine.

Again, depending on volume and a compact driving radius around my home.

What makes you "think" there was a "need"?....
Versus a "want"?

you brought up need, not me, i was just using your vernacular. that being said the need was most likely more profit and control of the real estate industry but if you realty want to know give them a call and ask. i am not corelogic.

Spoken like a true and typical Californian person. Don't mine being taken over and run and controlled by big Government. "Everything's OK people just don't fight it..just step in to the showers...nothing bad will happen it's not a gas chamber". We're not talking about appraisal software pal. We'll talking about Corelogic and all they are doing and all that they are buying up and controlling, but thanks for trying to defuse the situation for them. Tell your associate at Corelogic you really tried.
