The elephant in the room (as always) with VA orders is ... getting paid. That is one headache I am glad I don't have any longer (or the mandatory acceptance of crazy stuff I would normally turn down). Too many brokers, lender changes ... still trying to chase down a bunch of fees from CA earlier this year ... what a pain in the arse ... wrote off 2 VA fees for 2020, probably more than that for 2021 ... just a word to the wise ... get on top of that stuff ...:cautious:

I don't have that problem. The lender knows I will sue them. I let them know.

Need to be very particular in your collection efforts. Document every thing as far as phone calls, emails, texts, whatever in your collection efforts. VA will help you because they carry a big sledge hammer.

If you are well documented in your efforts to collect, any small claims court will give you judgement and you can put lien on property to get paid in TN.

What would lender do if you didn't pay your mortgage for 3 months? Think about that long and hard.

How many warnings would you get? It would be many.

If you didn't respond a law officer would be at your door on eviction day. They would have a gun. They would put stuff on street with help from other people.

In order to collect, VA is huge benefit to appraisers. If you don't have FHA or VA, play hard ball to collect.

Don't be a weasel. You earned your money.

There are some goofy mortgage companies rolling again. Be safe.

The VA was of NO help collecting in the Phoenix Region. Despite requests for their assistance, I was never ccd on any emails from them. I think part of it was they were too busy.

Small Claims Court? If you have time for that - good for you. I don't. Especially not when the property and appraisal were in a different state. We'll just keep hounding them and whittle it down to a manageable number that we can live with not collecting. :cautious:

You don't have balls. I can tell. My balls are big.

You can get your money. i am not playing with you. VA and FHA have huge power. Your state govt has huge power. Get paid.

Well, I don't really want to know about that, but your comment above just got you reinstated - on my "Ignore" List. Good Day.
