In a small claims lawsuit, it will be decided in a local court in TN. You sue for $600., The defendent has to appear or have an attorney appear. If you get judgement, you win case and court costs.

You can put lien on subject at that point. That will be your choice.

The lender will pay you long before you file lawsuit.

The VA was of NO help collecting in the Phoenix Region. Despite requests for their assistance, I was never ccd on any emails from them. I think part of it was they were too busy.

Small Claims Court? If you have time for that - good for you. I don't. Especially not when the property and appraisal were in a different state. We'll just keep hounding them and whittle it down to a manageable number that we can live with not collecting.

So, you will place a lien on the property and punish the borrower, not the lender. Then, you cannot collect until they sell. So, it could be years.

I can collect on a bad check in some counties easier than I can collect on a judgement against a mortgage company.
