NEW VA Fees and Timeliness Schedules Released Effective Dec 1

I'm liking the fact that this is another factor that will drive up the regular bank and AMC fees. Our average fees have actually gone UP since moving to TX from CA (and we were doing pretty good in CA). :giggle:
 
It took me 15 years to get on the VA. They just never had any openings. If market grows with military then they will add. I lived near a base that expanded and then they added a Army base as well. Just depends on their demand. If they are paying a bonus in a county I would bet they are adding appraisers there.
 
I got the email and the web site fee schedule still has the 2019 fee schedule.
 
Look in the paragraph above the map, and there is a link to the new fee schedule effective 12/01.

If you only click on the map, you'll see the fee schedule in place right now for those areas.
 
Also, if you're in an area like ours (the appraisal queue is backed up, and we get requests each Monday from days/weeks prior), the directions say "for appraisals ordered after December 1" are what the new fees apply to. Well, it's probably going to be December 15-20th before I get a request that was actually ordered on 12/1 or later. We're still working November. All of my requests from this Monday were requested on either 11/16, 11/17. or 11/18.

No, it is when you receive the appraisal request, not when the number is assigned. Had a SAR say I was late setting up an appointment because they ordered on 11/24 before Thanksgiving. I got it on 11/29, called agent on 11/30, ran on 12/01, turned 12/03. A crazy Rustic style house with acreage and a semi finish and a rotten deck they don't want to fix. VA made me re invoice them at the lower fee. SAR sent a letter saying I was late to VA when I was not. I guess they can get somebody else to jump fast when they need a reinspection on that rotten deck. I always put the date I received, set appointment and turned in Portal notes and the report.
 
That's important. Because what you can legally charge the lender depends on notes in portal and dates imposed. All kinds of things can kill a deal. It's important to put notes in portal. Notes in portal dictate what you can legally charge per VA. Okay, appointment set? okay, inspection completed? okay, okay, appraisal canceled? okay. report submitted? okay.

Catch my drift? What you can charge lender are all impacted by those stages.

VA is one of the greatest gifts that the govt gives to veterans. I tell every veteran I meet that they don't get enough benefit. VA loans is a huge benefit.


Trust me that I don't skew on market value just because they are a veteran. It makes no difference to me in my profession. I don't care what color they are.

The loan program is great for veterans. If you are a veteran and need a home loan?....................Get it. Get a VA guaranteed home loan. It will benefit you.
