DESKTOP appraisal's - The appraiser's Best Play?

And that's not by accident. Mr. Chief will be able to mentor noobs through their PAREA course in 10 states when it's rolled out.
Without a doubt. And how many pods can a chief fertilize if a chief fertilizes pods?
 
We received three desktop requests yesterday from XX, and they offered similarly $110 and $120 for the effort. After my assistant very kindly rejected the fees offered, XX responded "All the other appraisers in your county are accepting them for that amount or less."

That's a problem since my firm represents the only active appraisers in this entire county.
If they were accepting them at those fees, they wouldnt have to tell you that and would have people lined up for them. Not a client I would want to work for.
 
We still don't know who/how these floorplans will get done, but I have 0.0% interest in talking a homeowner through using some app to floorplan their home. If this ends up falling on our laps, I will not be accepting any of them. Not even for more than a standard 1004 fee, just because that's not what I do for a living. I did phone tech support in another life and I HATED it.

Not sure I will take any on of these period, but I am not completely closed off to the idea yet, depending on fee. I do want to see how it all plays out for some time before a final decision is made.

Given what we earn on a report vs what a realtor earns on a sale, I think it would behoove them to be ready to do this--walk a homeowner through the process. They are more people oriented anyway.

In 10 years, they will have X-ray scans from a drone flyover and we won't have to worry about it--plus, the drone will be a disinterested 3rd party. :)

My software company certainly seems excited about homeowners being able to do the inspections via "Tru Vu" Virtual App and also really excited about the Desktop Forms. Serms like the software companies may have a clear plan to get those "interior floor plans" from gosh, I dont know something they have access to. I never did those during Covid and I'm not going to start now. Where is the excitement and preparedness coming from if not Fannie/Freddie? It ain't appraisers. Maybe AMC's and Appraiser Mills?

The kickbacks must be massive.
 
If 34,000 real estate appraisers all came back with the standard VA fee plus a little more for their marketplace.......even Fannie Mae would have to realise what a desktop should be priced at.
60,000 appraisers do lending work for FNMA. FNMA does not control appraiser fees, clients do based on supply and demand.
 
Class Valuation is perpetuating the lie of an appraiser shortage.

If Class and other low paying AMC's would pay the same fee or similar to what the VA pays in most areas, and reduce their frivolous and unpaid revision requests, I believe suddenly, as if by a miracle.......there would be no shortage of appraisers.
There is no shortage of appraisers, just a shortage of appraisers willing to do these. Each state has a list of licensed or certified appraisers. They can't say we do not exist simply because we will not accept these assignments. I will not do them. There are still clients that will want a real appraisal and nothing less no matter what risk others will accept.
