Good Morning All,

I recently moved from IL and got my reciprocal Cert Res license here. I am near the Pensacola (Pace, Milton) area. What are the typical fees for a standard, non complex 1004? I have reached out to some local appraisers, and I am just not finding a very receptive group. Thanks for any help.

Why would you expect appraisers who probably view you as moving into their territory to be receptive to you?

As for fees.... I have no idea. I don't work in FL. As a starting place, look up the VA fee schedule for the counties in question.

Why? Maybe because I am a decent human being that would answer questions that my peers may have. But that's just me.

we all certainly are decent humans here. but don't give out your exact location, lest you get accidentally get run over.
i will be a decent human for anyone who doesn't do AMC work. if you work for any non AMC lender they will tell you the fee for the area if you ask and may give you work. although, i think with the decrease in mortgages, you will not be at the top of their area appraisers used list, unless you know someone higher up with any lender to put you there. which has worked in my long life of appraising.

So you're a decent human being that threatens to run people over. Got it.

sorry, but any person who does AMC work, i don't consider human. i think the VA pay list is probable the only answer you will have, but a pretty good one to know. any AMC will be happy to tell you the low fee that works for them. try cold calling non AMC lender's, they will tell you their paid fees.
moving at any time of a downturn isn't good for our business income. did you look at the amount of appraisers in your new area. might be good, or bad, supply & demand that would affect your fee.

You're going to need to rethink that decency thing about yourself.

i have helped more appraisers than i have run over. having friends within the lender's organization i have gotten people off their list, survival of the fittest. but i have also gotten friends added to that list. every extra appraiser on the list is taking food away from my family, so please stop with the decency. i think non religious people call that evolution. i guess you might think of me as an existential treat, if i don't know you. i hope you do well with your move, but if you get no work, let me know about decency.
