The nature of being an appraiser is to be observant and objective. Most here have been around for 20+ years. We've seen the profession picked apart like road kill. And now at an ever increasing rate. So many lies. We seemingly have no defense or advocates. Soon 'appraising' will be like Larry-the-Liquidators observations of New England Wire & Cable in' Other Peoples Money', "This company is dead. I didn't kill it. Don't blame me. It was dead when I got here." The only difference is 'we've been here' and saw it happen.
 
Say that part about being objective again, because some participants in this discussion have been missing that part.

How about this one: The same business model which which was originally created via outsourcing is being replaced by another model that was created by outsourcing.
 
Isn't Relman Colfax that law firm TAF paid $400K+ for something? I'm sure it isn't a conflict, well, maybe. Let's just say 'a close relationship.' Its all about the stakeholders.
I also think they are the plaintiff's attorney in one of the bogus bias battles.
 
Lol, they’re not that stupid. TAF is not going to come out and say "Give us money and will let you write our standards".The proof is in the pudding Zillow paid for access and now they have a vice chairman sitting on the AVM task force. Now will you acknowledge that TAF has lobbying ties and retract your previous statement? By the way, it would be appropriate to disclose your position on the Appraisal Foundation Board of Trustees, so people can understand your perspective. I know TAF has transparency issues.
I have never seen one of these groups providing public notice, nor observing other "public meeting" obligations, when glad handing and partaking in the open bars and cigars once the bailiwick of the mafia. K Street and backrooms would not exist if they didn't serve a useful function for somebody...they have simply been repurposed by slicker, more insidious bands of merry men.
 
How would they go about doing that? The evidence for/against is incomplete and inconclusive at best.

I daresay it is an unreasonable expectation for appraisers to think the proper response to these allegations by TAF should begin with "We FEEL like these allegations are unfair". They won't do that because they can't do that, and even if they did nobody would take such a denial seriously; not without a ton of data and analyses to prove that position.

The allegations came from the highest Office of the land. There is no going up the ladder or department or association that is higher than p.o.t.u.s. The biased accusations are set in stone.

Shoot, Biden was on TV just the other day in a black church stating the very same thing pandering for votes. I'm paraphrasing here but something like " the house across the street from yours owned by whites is worth more!"

All appraisal organizations should vehemently deny it even though it won't change anything though. "They can" but "they won't".

But that is all they can do. Deny, deny, deny. Which would be viewed as just "circling the wagons".
 
What's the value of the home at 123 Main Street? Can you tell me how much it's worth without going through your process and looking at the available information? No, you can't; and even if you could it would be irresponsible and unprofessional to express an undeveloped and unconsidered opinion. Not without going through the appraisal process. Not without actually knowing what you're talking about prior to expressing an opinion.

That's the limitation in play here. Even if TAF could assume they were guessing correctly about how common/rare any misconduct is out in the field, it would still be a guess and there would still exist the possibility that their guess is incorrect. And then what? Once the appraiser has shot their own credibility in the back by relying on an unnecessary and avoidable assumption in lieu of actually doing the research then that's all there is. Trying to rebuild credibility after being caught with such an error is nigh on impossible. A reputation for credibility is hard to build and easy to lose.

No, the only response they can make so far is that the problem bears more research, any and all biased conduct is unacceptable, and they're going to do what they can to reiterate the message to the appraisers.

Now if the appraisal orgs want to advocate for their members on a research-free basis then we might be able to argue that's within their role to do so; but TAF doesn't have a membership and they are not a bowling league team or union. Their role is fairly limited.

Of course, that's typical at these junkets. I recall a senior figure from the Appraisal Institute approaching Bunton during one such event, when he was a bit intoxicated, and proposing some beneficial changes for practicing appraisers. The response he received, paraphrasing from memory because it's been several years, was along the lines of 'I'm retiring soon; let others take care of it. "
