As far as software goes, they are all very very reasonable. Go price out what other industries pay for their software tools. Check what a single senior software dev costs to hire while you're at it. It's amazing people bother even making software for the appraisal industry, it's not very lucrative and the market size is declining. I question my own sanity on a daily basis lol.

No need to send zip like it's 2001; it will will just be raw data (xml, which is funny enough, very out of date vs json) in MISMO format. The new forms are just a front-end way to display the data. I bet the actual file size will be smaller (excluding photos); PDFs are very inefficient in terms of data size for the amount of info they convey as are some of the others.

Actually, yes there will be a zip file that includes the photo files

You have to know your market - and if the software was any more expensive, someone would come in with a SFREP (or similar low budget) software to capture market share. And I guarantee Jeff, Cotality, and First American know what that price point is. Somewhat less than $1k/year. It still does not excuse the groups that spent zero effort in enhancing the experience of their users. Heck - ACI still looks like a spreadsheet.

I'd also note that there is an inverse relationship between # of users and cost for use. There (were) ~ 90k +/- appraisers for the longest time, roughly 2/3 of which used residential software - that's a lot of users. And honestly, when you calculate the functionality of the software, I think you have to bucket appraisal software with other productivity softwares - and as such, it's right in the mix.

I don't disagree that getting into the appraisal software biz RN would be a bad call for most.
 
I’m sure the tech bros are lining up to give you a much more substantial raping than the three legacy form providers are. I never thought Bradford was that expensive.

Bingo. ACI had a set yearly fee - whether you did 500 appraisals in a year or 1000. It was a GREAT deal - much more so than the "pay per report" BS is likely to ever be.

With the new "cloud" based BS, they are - most likely - gonna hit you with BOTH. :cautious:
 
Fees have not kept up with expenses, which is why the software costs are a burden. Every service or paid labor I hire now, or subscription service charges, are almost double compared to their prices four years ago. This has not happened with res lending work appraisal fees. I found a 10% increase on lender direct work, and the pitiful AMC side sees the companies gouging more than ever. It was less nticeeable during the high volume boom years of low rates during covid , but that is in the rear view mirror.

And that is a good thing. Spreadsheets are the greatest data display/analysis invention since sliced bread. :love:

I'm still a year away from paying too much attention to this thing, but is there really talk that it will a software pay per report deal? There's no way that can be true, is it?????
