Fannie now has a 3.6 tips sheet.

(1) Appraiser to give range of ceiling height for coffered ceilings using ANSI standards.
(2) Appraiser to define "coffered" at the request of AMC team leader
(3) Appraiser to define "ceilings" for AMC turn time enhancer
(4) Appraiser to refrain from posting stips on social media or appraiser's report card will show demerits
(5) Appraiser to answer phone when team leader calls, the client is threatening to drop us as an AMC and is also threatening to leave the mortgage industry because he said the new UAD is an endless, time consuming nightmare.
 
It's been mentioned many times. But all this bull**** is to replace the average appraiser.

Homeowner: My roof was replaced 3 years ago.

AMC: Appraiser is to provide comps with a roof that brackets a 3 year old roof. Appraiser also to provide market based proof why no adjustment was performed for the subject's newer roof.

Why would anyone enter this POS profession today?

I encourage the GSE's to get home inspections on all of these properties.

Let's call it what it is - guess the age. You can't guess an age of the roof. I've seen 2 year old roofs under trees that look like it needs replaced. And I've seen 20 year old roofs in the open that look brand new.

I suspect like most other things in this profession, the folks that make this **** up are on the take. Maybe roof companies have offered them money to get lists of homes that might need a new roof.

I put nothing past these folks.

I'll be putting N/A on most of these fields. That's what you can do when you're independent.
 
Can you put N/A or UNKN on the report?
