Not me. I assume they are treating the entitlement like an entitlement wherein the social goals will stand several rungs higher than their normal ranking in the priority stack.
 
If the bulk of the MBS investors share your opinion, then the ONLY reason those MBS have value is because the investors believe the MBS are backed by the full faith of the US government - which is to say - the US taxpayer.
 
Maybe I've got it all wrong but I don't think there is any fix for that. Whether tethered or adrift, the market psychology at the investor level will still be a factor. For better or worse, the term "GSE" will lead to certain presumptions.
 
Implementing social goals that are beneficial for society is admirable in theory. In practice the framework is eventually hijacked to usurp power, often for monetary gain. To put it another way, appraisers are getting the Kavanaugh/Franken treatment.

The use of ACE in certain cases helps relieve some of that pressure.

I knew this was all a scam back in 2020 when I saw how fast these snake oil pushers moved to fast track "covid desktops". I knew the quality and character of the people pushing these changes and knew the profession was in trouble. It's wild to see how these people all run in the same circles and scratch each other's backs every chance they get. Glad I'm scaling this back to a part time gig. It's a shame what they did to this profession.

Maybe one day a higher level of leadership will emerge, and things will return.
 
Your problem is with your clients operating in their own interests. They're the ones buying what they want to buy instead of buying what you want to sell.

There's nothing anyone in the profession could have done to prevent these developments. There's nothing anyone in the appraisal profession can do to force the lenders to bypass the AMCs; they'll only do that if they want to do that. Nor was there anything anyone in the appraisal business could have done to prevent the HVCC and Dodd-Frank from happening.

"The leadership" in the appraisal profession had zero influence on anyone's actions outside of the appraisal profession itself. Blaming them is pointless. You have no influence over what your clients want to buy; all you can do is work your own plan.

I've said it 100x on this forum over the years: Fannie/Freddie are not appraisal entities. It's not their job to protect you from the lenders. Getting mad at them for acting like a GSE instead of an appraisal org is dumb.

Try this: Imagine you and your friends were appointed to the top roles at TAF and the Appraisal Institute and the appraisal depts at Fannie/Freddie. What changes at any of these orgs would you have made in 2008 that would have resulted in the outcome you think fee appraisers deserve?

You keep saying you think the profession failed you. Elaborate on how you think they failed you. Explain what you think they should have done differently. Use your words.
