Greetings!
As I write this, I am currently in Hong Kong representing The Appraisal Foundation at a meeting of the International Valuation Standards Council. Earlier this week, our team also hosted two council meetings for The Appraisal Foundation Advisory Council and Council to Advance Residential Equity in Washington, D.C.
I think this busy week for the Foundation team perfectly encapsulates 2024. At times it has felt like a whirlwind with everything we have had in the works from the new edition of USPAP becoming effective to the AQB's comprehensive examination of the college degree requirements to our new interactive meeting formats. It has been an incredibly busy time.
And from all of that, we have seen so many incredible things result. The Foundation has staked out a place on the leading edge of the appraisal profession, examining pressing issues like artificial intelligence and upzoning, while always placing public trust at the forefront.
None of these accomplishments would be possible without our amazing board, panel, and council members, partners, staff and stakeholders like you. It can never be said enough: thank you!
It may seem like a quiet time here at the Foundation as we turn the page over to 2025, but don't let our lack of public events in December and January fool you. Our team is hard at work planning for another impactful year.
And on that note, I want to hear from you! What do you think the Foundation can be doing to carry out our mission of public trust and excellence in the appraisal profession? How can we better serve all stakeholders? Send me a note and let me know!
Finally, I would be remiss if I did not wish you all a very warm and happy holiday season and an early happy new year. We can't wait to see what 2025 holds. See you all in the new year!

iven all the data appraisers and lenders have given to Fannie, Fannie has all the information to analyze default rates based on loan amounts, location, borrowers' credit worthiness, and such.
Problem is, data becomes stale rather quickly...
 
Nobody cares (except appraisers) who or what is responsible for the property valuation, as long as the defaults and losses remain in a "manageable and acceptable" range.

But let the market crash and the losses exceed the tolerable range and its the appraisers that will be lined up as cannon fodder, not the computers.

Get rid of F/F and the taxpayer safety net and make the lenders keep the loans on their books and we'll see how deep this love affair goes with automated valuations.

China Appraisal Society appoints new representative to IVSC MSR Board​

We caught up with China Appraisal Society’s newest representative on the IVSC MSRB, CJ, to find out more about her role and the work CAS is doing to build valuation…

Q3: CAS is a sponsor of the IVSC, but for those that are less familiar, what can you tell us about the China Appraisal Society? How many valuers does it represent, and how does it work with the International Valuation Standards?

CJ: China Appraisal Society is an industrial, national and non-profit social organization voluntarily formed by China’s appraisal institutions and appraisal professionals. By 2019, there were nearly 40,000 registered appraisers and about 110,000 related employees. Over many years, China Appraisal Society has been represented throughout the IVSC including, currently, through its Vice President and Secretary General, Mr. Zhang Genghua, on the IVSC’s Board of Trustees. China Appraisal Society maintains a strong and cooperative relationship with IVSC, making contributions to the development and implementation of the International Valuation Standards. In the future, China Appraisal Society will, as always, continue to assume corresponding responsibilities and fulfill its obligations in IVSC, further strengthen its participation in the Council, and improve the international cooperation of China’s appraisal industry.

Q4: Why do you think it is important to be a part of the IVSC’s MSRB and, more broadly, what is the advantage of the world working together to develop and promote International Valuation Standards?

CJ:The IVSC’s Membership and Standards Recognition Board plays a very important role in supporting development and professionalization of the valuation sector, through its work to promulgate IVS. The standards are developed through international boards and reflect ‘world best practices’, but that effort would be worth little if they were not being implemented around the world. This board is a key to achieving this and I am excited to bring my international experience, and knowledge of the appraisal industry in China to the group’s work.

New Jersey Lawyer EJECTED From Town Council Meeting….For Holding Up The US Constitution!​


Our country has been INFESTED with Communists, and no I am not being extreme in making that comment.

In nearly every facet of life, Communists have overtaken America.

From national politics, to “Sanctuary Cities”, to Far-Left Blue States, to City Councils, nothing is exempt….the infiltration is everywhere!

The latest?

A lawyer from New Jersey held up a Pocket Constitution to make a point while addressing the Town Council in Edison, NJ….and was promptly kicked out of the meeting!

It wasn’t for any other reason other than holding up the Constitution.

Problem is, data becomes stale rather quickly...
Yes, but that's where PDCs come in. Here's a solicitation for a PDC and this is what will be left for residential appraisers in the not too distant future. If anyone thinks I'm being an alarmist, here's a quote from someone at the very top who you may believe: "Addressing property data collections specifically, Radke says that appraisers are well positioned to do property data collections. "Some appraisers really enjoy this aspect of field work and this change allows appraisers to diversify into this. There is a lot of opportunity for appraisers to get involved as property data collectors," says Radke."

Couple that with ""When I was FHFA Director, Fannie and Freddie were very upfront about their view that the appraisal process was just friction to be smoothed out. They compete with each other for originator business, and they want to squeeze friction out of the process. They don't see a lot of value to the appraisal process. Notwithstanding the problems that Zillow found itself in, they have a view that appraisals can be replaced by big data and see themselves as the curators and holders of that data," Calabria argues."
