Anyone Else Fed Up With Realtor Based Multi-list?

If it was $500 a year I wouldn't even be considering alternatives.. Read my last post, it gets even better. Lol

I don't blame you for considering alternatives. Free is free, but as they say "you get what you pay for." I believe you said in one of your earlier posts that it's not about the money, and I can appreciate that. But we also have to consider what our "peers" would consider in the process. Here, in my market, MLS would be considered by a large majority/if not all of my peers. Not because of price, but because of the accessibility. County Property Appraiser records are also very accessible online (at no cost). These are often a very "easy" 2nd verification.

Yes... that is my dilemma.. My peers use the MLS which is probably why I will just continue to pay to play. Again, it's not the money.. I've been paying it for a long time. I just got a little irritated with how the new billing was handled. I mean going from monthly to one large payment per year could have been planned where it wouldn't hurt my pocket at all but they just dropped a bomb and expect me to pay no questions asked. That's BS IMO.. In 19 years, the review appraisal I mentioned earlier was the first time I had ever seen realtor.com used as a source at the top of the grid where the MLS number is typically noted. I always use free county access to verify as well for verification.
 
I'm married to a state worker but I do have a daughter in law that's a realtor. Wonder how much she would charge me for each 1004mc addendum..? Lol

She can't charge more than the Indians over seas

Also, I am a sole proprietor, no employees.. I only use MLS for comp searches and 1004mc. If it was 4K initial and 1k annual, I would not be in business or I would find another way. I know of at least 2 local appraisers that pay a broker for access rather than becoming a member. I'm not sure how that works legally but I know it's being done.

Get your sales license and hang it at a brokers office. You will still enjoy the annual fee and monthly access fee as a sales agent.

You won't have to cough up the initial fee (as a 'Designated Realtor').

Realistically it's three appraisals a year to cover MLS fees.

That doesn't work. They expect you to buy something too...

The MC isn't accurate anyway. Unless 100% of all sales are in the MLS, how can it be? In my area, about 10% or more homes never are listed, for land it is closer to 50%, and the commercial guys withhold so much if that it becomes nigh worthless.

Our MLS announced that they are going to allow agents to withhold information but only if the sellers agree and / or the buyers. And you can bet a lot of property will have info withheld if the agent thinks it hurts the chance of a sale or closing and they are going to slip that paper to the buyer without much explanation and say "sign here". Once I start seeing those listings withheld, or info withheld, I am going to drop the MLS. The public record, deed and a call to one or both parties, and I'm off to the races.
