Most AMCs have W-2 appraisers as employees and seperate independent fee appraisers vendor panels. PAREA is trained and targeted to be employed not to become independent self employed fee appraisers. They need real jobs that have steady pay and benefits.

Interesting. So they aren’t middle men anymore as required by DF? In my state to have an AMC license you are required ti manage and maintain a panel of independent fee appraisers. No mention of it being a license to turn into your own appraisal company.

Like anything else, it will take a few years for the regulators to catch up with the unethical scumbags. That’s true in every profession.

Dodd Frank doesnt require any AMCs to be used but the AMC can have both staff and outside fee vendors. Lots of bad misinforntion about the leeway cut into Dodd Frank but it's rarely black and white but leaning towards the bankers interests not consumers or appraisers.

Dodd Frank was passed into law what almost 13 years ago and they have no police force. Hell even that 1-800 Hotline was never connected. Kinda like the USPAP police or the poor sad souls still waiting for the C & R enforcement team to arrive to collect appraisers fees for them.

Nobody cares about Dodd Frank there will be internal changes made but none of it's about appraisers. That Ship Sailed and it's long gone.

When someone's a 25 to 35 year old an Underwriter or Processor or even young appraiser 13 years ago is an eternity and that's the benefit to being around younger people they quickly remind you they were in Middle School when Dodd Frank was passed and few outside us old timers have any idea WTF it was even about.

DF doesn’t issue AMC licenses. States were tasked with that as well as the enforcement of their laws.

Failure to enforce laws isn’t the same as them not existing.

Correct States issue AMC license and collect fees but Dodd Frank is Federal Law and seems that enforcement is little to none.

Maybe the State Boards just don't have the money or resources or the ability to hold any hands to the fire or the AMCs license renewals $$ money is needed and nobody wants to rock the boat.

I attended the one in 2003 and 2004 that was in Miami. A bunch of AF posters got together for a few drinks.
Always thought it would be fun to get a group together and guess who was who.

It would definitely be fun to do this sometime, maybe in the middle of the country
