Name one thing you've done for the profession except be a victim of poor business decisions ?

what are these poor business decisions you’re talking about? I’ve been doing this for 23 years, on and off between full and part time. When people like your GSE buddy **** the professional up so bad it’s not worth a full-time career, I cut back. I adapt to the failure of the the leadership in the profession. Probably working on my 3rd million of just appraisal income at this point. 6 figures most years. nothing great, most of the people in the circles I hang out with make more. But it is what it is.

As far as what I’ve done, I’ve donated hundreds of hours and thousands of dollars of my own personal money, attending state board meetings, state, organization, meetings, etc.

What have you done to make this profession better? Are you even in this profession?

This license has been great for me and my family. Doesn’t mean I can’t fight to make it even better.

Have any meaningful changes been made in your State that helped appraisers ?

Attending meetings is great if productive otherwise it's no different than the guys you attack at TAF-AI-ASB- Fannie and their meetings.
 
Frank I realized I was getting old in the business when I mentioned Henry Harrison to a guy setting next to me at a CE course......
he thought I was talking about some new singer he hadn't heard of yet. :)
And he probably looked at your face....
I know my face is a give-away....

All of the builder affiliated lenders are saturated with appraisers on their panels. They packed their panels during the boom
On one currently, which is one of the few reasons I have any steady work, but even new construction is slowing and the builder I’m working for has been having a rough time keeping people in contracts (even for buying down rates too).

Agreed on the saturation tho. I benefited from my dad already being on their panel since 2017, and once I was trained fully, was able to take over the work. Probably my favorite type of work, cause I hate being chained to a desk all the time; Though when refi activity starts back up, I do love a good conversation with sane homeowners, haha
