Are Churches Commercial Influences?

I didn't know the story of "The Princess and the Pea" was set in Delaware.
 
Failure to address any and all potential influences on your property will be the biggest problem. Again, the denomination of the church is irrelevant--the influence of its presence on property values is a potentially valid consideration--may have no impact whatsoever! If the adjacent property is in dreadful condition, it may have impact on the subject--doesn't matter if the occupants are Mormons, Muslims, Druids, etc. The same goes for the church.

Section 14 in the certification page clearly states that adverse external influences have been taken into consideration and disclosed.

So how would the lack of a specific comment about a church violate this certification?

Doesn't violate anything necessarily. But it is something that should be addressed. A simple statement that the adjoining church has no negative impact would suffice. If you had done that we wouldn't be having this, at times, acrimonious discussion.

That's stupid. In my area, churches are frequently found in residential zoned areas, in commercial zoned, or in even industrial zoned as well. It is more likely to have a positive influence than negative unless it is a Mosque in the Jewish quarter.

It simply indicated a church and also the particular faith of that church. That concerns me.

No mention anywhere of a "particular faith" of the church in any posts herein. Affirmative comments on anything that could be remotely construed as a potential negative is wise--"the subject adjoins a church but its presence has no negative impact." You are leaning too much on a preprinted form and its certs and forgetting sound appraisal reporting. Obviously you disagree but I wouldn't have gotten that stip by inserting a simple sentence in my appraisal report.
 
To whom it may concern:

From time to time clients ask me things that I find irksome. It doesn't happen often but when it does I deal with it and move on.

It's almost never fruitful to go whining about it here.

I'm not the lead singer in a rock band so I don't have any groupies or sycophants to rely on. My family and friends have their own sack of rocks with which they're burdened. They don't need to hear about mine.

But on those occasions when I do start a thread, I prepare myself to hear all types of comments. Some helpful and on point, some conversational, some just pointed and prickly.

It's all good. Life is too short to take disagreements such as we find in these threads too seriously. I have long learned that I do not rule the world. Things seldom turn out as I wish and people seldom tell me what I wish to hear.

Gosh I'm sorry if I've hurt anyone's feelings. I feel just awful about it. Please accept my sincere apologies and know that I will try very hard to never ever offend anyone ever again.

In your neighborhood comments section I would have said that the neighborhood contained St. John's Baptist Church and Riverview Elementary school. I would have put an aerial Map in the addenda of the report. If you are appraising the property then you should be familiar with the neighborhood and you would already know if the church or the school negatively or positively affects the subject.

A skill set in appraising is to identify potential problems and address them before someone else asks about them.

SOME folks might tell you it is some sort of fair housing BS to say church, blah, blah, blah. Identifying a property specifically is not a fair housing situation or a racially profile or anything else. It is a fact.

This has nothing to do with Cert 17.

I just looked at goggle maps to see what indicated any potential negative influence. The existence alone should not be an indicator. I was looking for something as you mentioned, some legitimate concern that maybe I did overlook. I found nothing but the name and faith of the church printed right on the map.

I was just letting you know that is what I found.
