Can't Get An Appraiser

Personally, I would just keep on your loan officer (or whoever you're working with for the loan) asking about status. Sadly that's about all you can do.

How long has it been that they've been "looking" ???

Another thing - side note - Streetlinks/Assurant is a larger company, and no offense, you're not the only one they're working on placing an order. Maybe, for whatever reason, your order just hasn't been looked at yet. But I have a feeling, again as the others have posted, it's more about the fee the AMC is offering the appraiser(s)

how long since you started the whole loan process? If it's only been a couple/few days, especially with an AMC involved, there's a good chance it may not have even been ORDERED yet. But if it's been weeks ... I agree with Denis; I'd make a fuss about how ridiculous it is

(Edit to add: Please keep us posted. Too many times we get these questions, and we don't mind answering them, but then never hear anything else. In this particular case, with Streetlinks/Assurant involved, I think many (but at least myself) wouldn't mind hearing the outcome. Again, all the best)

There are only shortages of appraisers in COW states according to the people who write about appraiser shortgages. Have you tried Quicken or Rocket Mortgage? If your loan statement says $515 for the appraisal, then they may be having a hard time finding an appraiser to take on your property for $300 (the AMCs probably take $215). Is your home complex or worth a lot?

Wep, as the others have stated time and time again, many of us will not work for the ""crumbs"" that this AMC offers along with their multi-page list of requirements. BTW, did you know that due to ""our "" refusal to accept this ""crap"" from this AMC and many others like it, the AMC's and others on that side of the equation are claiming there is an appraiser shortage?? For S & G try googling appraisers in the county that the property is listed in and see how many you get.

The appraisal fee you paid is not contingent on the value of your home, unless it was some type of McMansion or on a considerable waterway or has some other odd feature. If your home is typical for the area it would be considered a standard appraisal for which you are paying good, hard earned money. And You are entitled to have an appraiser who knows your market.

If that is the case, stick with this lender and exercise patience. You need to do what is best for your financial position. Not everything moves like a swiss watch in the loan world.
 
For S & G try googling appraisers in the county that the property is listed in and see how many you get.

And after you do what this poster suggested, call your LO and ask...Whats the problem getting an appraiser to inspect my property and what is taking so long? You are now armed with information about the Appraisal Management Company your LO has selected to act on their behalf.
 
About a month ago a buyer called me and asked if I could appraise the house he was buying on 30 or so acres. They had been waiting over two weeks for an appraisal and the lender was lying to him that the AMC couldn't find an appraiser. He said he googled and found me. I said I could appraise the property but no one had called me about it. I was also pretty sure the AMC had not called a couple other appraisers in my county as they typically refer to me.

I explained the way AMCs operate to him and that if they were really looking for an appraiser they would have called all 10 or so independent appraisers in my county. This AMC (not Streetlinks/Assurant) has an awful reputation of finding the cheapest and fastest and in TWO WEEKS "couldn't find" an appraiser. They weren't looking for a local person with knowledge of houses on large acreages, they were looking for cheap and fast.

I know the Realtor involved very well so I gave her a call and told her about the buyer's call to me. She said she was very frustrated with the whole situation and was told they couldn't find an appraiser and she told them a week prior my name and that I do a lot of houses on large acreages. They never called.

I haven't followed up with it and don't know what happened.

Seems like there are plenty here. Yes it's all over the web about shortages. As a customer I have no input except to seek another lender. Or sit here and be patient. Thanks
 
They are at the top of my list for worst AMC's. I get a few orders each month from Assurant. They blast the order at a low fee to as many appraisers as they have in my area. Most of the time I don't even bother looking up the home to see what it is. I've learned from experience they will not pay my fee (customary & reasonable) but someone else will go for the low fee. If I do bother to check it out, within a few minutes I sign into the system to put in my fee the order is no longer available. Sometimes they are desperate and call. I ask them why are you calling me? You're just going to call another appraiser until you find the one where your company gets to keep most of the fee. Like someone said earlier, Welcome to our nightmare. I have several companies that send me orders at least every couple of days. I just delete them. I've asked to be taken off these lists but they can't be bothered.
