The truth is a defense against slander. That info has been out in public for many years. All anyone has to do is to RTFM. They've "disclosed" their role all along. This disclosure doesn't represent any reversal of any type in their policies. There's no "gotcha" to claim or imply.

And while we're at it, if you and Chad are trying to imply this is a reversal or is in any way new then you're both either idiots or liars, too. Pick one, because there is no 3rd explanation for the factual error.

And BTW, I thought the crack about me doxxing his home was a typo. Because IRL the county records for the $430k property don't show the name that he uses as the property owner. So if those records are in error then I apologize for not being able to read his mind to know otherwise from 2000 miles away.

Well then perhaps I'm at a disadvantage. The only thing I sell to anyone is appraisals and appraisal reviews.
 
I'm still waiting for anyone to offer up suggestions for correcting any errors I may have made in any of my commentary. I mean, besides not being nice.

Sounds like some sorta Auditor type fella. That impression comes soley from Mej's fellating of him.
 
Doxing someone's personal information, including their address, even if it's publicly available in records, is generally considered unethical and potentially illegal depending on the context and jurisdiction.
Do a google search using Phil Crawford Appraiser (Even though Phil is not his first name or the name on his license) and look at the top of the second page of results.
 
Ah, if you don’t like the content posted on Appraisers’ blogs, the solution is simple: just don’t visit the site or read the articles. :giggle:

My point was that you feel the need to play Karen and tattle on GH, while lapping up the same stuff they do over at that site (at least I assume the same trolls are still over there).
 
Some cash sales do order an appraisal, and a number of "cash" sales also apply for financing- a cash sale on MLS just means there was no financing contingency, though in some cases a contract can have an additional clause that no mortgage be applied for -
With a little research in the County I work, you can see quick if a mortgage was filed on the subject right behind the warranty deed. Title lawyers have to be careful and file like right behind the warranty deed to make sure the mortgage has it's place in line of any liens against the subject property. The lender either wants to be 1st lien, 2nd lien, etc.
