Yeah its a horrible fee. But I figured I'd do it because I have no new appraisals yet.

Deliver pizza, it is more honorable. Exactly what is an enhanced desk review?
 
Well, since I don't do any work for them, and do little residential anyway, I am not familiar the form. If you don't have it, call see if they can send it do you. You may have to fill it out by hand and scan to a PDF, but short of buying other software...
 
For $65.00 they couldn't give me enough work. If you don't have any good clients right now, go out and get them! Don't stoop to their standards, it will do you no good.

I believe an 'enhanced desk review' would include a new appraisal if you were to disagree with the value stated on the appraisal. Are you telling us you'd do a review and a new appraisal for $65.00?
 
There is nothing on my list of services that I do for $65. If and when it gets that bad, I'll find another line of work.

An enhanced review is a lender's way of asking an appraiser to do a review (standard 3) and an appraisal (standard 1 and standard 2) for a fee that is less than any reasonable, sensible appraiser would charge for providing either service.

Please remember that if you agree with, disagree with the original appraiser's opinion of value, or provide your own opinion of value...YOU HAVE DONE AN APPRAISAL.

In my market, a desk review for technical compliance costs about $150. A field review on the same property would be about the same as an appraisal, around $350 to $375. When asked to provide an opinion of value the price jumps even more because now you are "appraising" the property in addition to doing a review.

my question is rhetorical. $65?....idiot.
 
I fell for this while still a trainee. They asked for a "enhanced" desk review. Did a review that my mentor agreed with then we got a call, no they wanted an enchanced desk review which means they want two additional comps to support the review value or if you disagree then come up with your own value. that is not a desk review. that is an appraisal. my mentor tore them a new a**h*le and told them to lose his number. I think they only paid $50.
 
But Lukasz123us now has an appraisal to do!

Hey, why not redact the proprietary information from your enhanced desk review here? I'm sure it would be a good education for us all! :-)
