Doesn't matter if he just stayed in the car or not. He didn't inspect the interior of the subject property. When I had a trainee, I would go up to the house and introduce myself and my trainee and tell them what we were there for.

Exactly, he would have been better off saying it was a typo.
 
To further the story... he recalls that he just stayed in the car on this one.....

Yeah Right!! Did you happen to ask if his/her car was actually parked in the driveway, or was in another zip code at the time?
 
Just be careful that you don't criticize Dean or point out not to mis-spell the same word in his appraisal report or he might sent you a pm calling you a d***. :rof:

He should state the home owner told him there was only one appraiser, so the client will realize his source for the information. Stick to the facts in a review and make sure you cover the sources for facts that can be argued by the original appraiser. Too many reviewers make observations and personal opinions that can not be supported by factual data. Never make the appraisal personal. I hope that clears my mean post up.

And "loose" is used too many times on this forum for "lose" for me ever to believe it is really a typo every time.

No, i edited. I dont come to this forum to get into personal issues, but i have been caught up a few times. It really just makes my blood boil when people choose to focus on negativity over the real issues.
My biggest peeve is that some of these negative posters could actually share their wealth of knowledge in a positive manner, but choose not to.
This thread was/is about an issue that we all know is happening. The actions of sending out unsupervised trainees hurts us all.
Scott, there is an appraiser not too far from you that doesnt even send out a licensed Trainee, he merely sends out some guy that just works for him to do inspections. The guy (unlicensed assistant) has told me this is happening, and even though i would somewhat call him a friend, the first time i have supported evidence that this is happening, i will report it.
This hurts not only the appraisers who are losing out on work to this guy, but also the borrowers and the financial company making the loan.
This is the kind of thing i want to get into to, not a dumb ****ing match over words that are not correctly spelled.

I know what you mean. I have trouble with a few posters on here too.
 
Okay guys, let's stick to the original topic! Do not get into personalities.

For those of you who think you just MUST correct everyone's spelling or grammar, please join a spelling and grammar forum and do so there. Let this be a warning not to do that here.

As I have said many times before this is an informal internet forum for friendly discussions. Correcting someone' s spelling and grammar is not appropriate here. This forum is not an appraisal report or anything that you will be tested on. How someone spells something in this forum is of no consequence in the real world.

So lighten up with the spelling and grammar corrections, else I will need to add a special infraction category for those who think they must be the watchdog of other people's writing. People that think they must constantly correct others should look at their own house first.

Well, Wayne, I thought I was being helpful. I simply told him to make sure he included the home owner was the one who told him there was only one appraiser in the review report. Then I felt I needed to point out that the use of the word "loosing" which is widely mis-used on this forum should not be mis-used in his report. Poor grammar and mis-spellings can ruin the credibility of a field review as it gives the original appraiser ammo to take up issues with the review instead of the problems with the original appraisal report. If everyone re-reads my original post you will see I was just reminding him not to mis-spell that word in his report. I was not degrading him, but he took it that way. Everything I posted was about the input of his review report. I have done hundreds of reviews and wanted him to know that reviews will get dissected like lab animals by the lender and the original appraiser in an attempt to discredit the review.

I have mis-spelled words here on the forum and been corrected. I don't take it personally. I usually laugh and say "whoops." But, I certainly remember it was a word I mis-spelled in the next few times I use it.

Now, this post is still on topic. Dean, I was not trying to hurt your appraiser feelings, I was trying to save you embarrassment in the review of your review. Nothing else.
