Did inspect

As for the 90-180 marketing times, do a CMA to see what the typical times for all the sales in the market. If all the comparable sales utilized have longer marketing times, it could just be those sales. Remember, the sales could be dated or not reflect the current market conditions on the effective date of the appraisal. It would be odd that all the sales utlized are over 180 days, but not impossible. Factual data is still the key.

Tim,

I agree that ON A REPORT that misspellings and bad grammar can make it less than credible.

However this is NOT a report, it is an informal gathering of peers. Do you correct the grammar of your peers when you are talking to them informally face to face? You could use the analogy that if they used bad grammar when they testified in court that it could ruin their credibility. So why not correct their grammar when talking face to face? Of course people would start avoiding you if you did this. That's my point. There is no need to criticize people here for their spelling and grammar it just takes the thread off topic and is insulting to the person being criticized.

So, no hard feelings, but just let's stick to the topic and not criticize people for their writing.:peace:

Now, back to the original topic, which is:

Did inspect

Make sure you state the owner told you so in the report. I don't use the word "loosing" (the word is "losing") anywhere in the report, either.

Don't you mean "don't use the word", or worse, did you mean "and don't use the word" and is beginning a sentence with "and" even correct English?:rof:

Couldn't help myself.

Tim does have a good perspective, he's done reviews for years. Headsurfer's point taken as well.

He should state the home owner told him there was only one appraiser, so the client will realize his source for the information.

Should that not be "homeowner" or "home's owner". :new_smile-l:

I'm just kidding with you folks. The English language is a complex language. Dean happens to be born and raised English and apparently is not immune to the problems that come with speaking or writing it. I know I struggle with the language and grammar from time to time. Also, he takes things differently. Something that might be a gentle correction between Americans could be taken as offense from someone who was born elsewhere.

Tennessee seems to be a good fit for Dean. We have a lot of hearty scrappers here in TN, and he seems to fit in well. At one time, Tennessee was the American frontier, and we have a bunch of tough minded people that (or should it be who?) are descendents.

Well, Wayne, I thought I was being helpful. I simply told him to make sure he included the home owner was the one who told him there was only one appraiser in the review report. Then I felt I needed to point out that the use of the word "loosing" which is widely mis-used on this forum should not be mis-used in his report. Poor grammar and mis-spellings can ruin the credibility of a field review as it gives the original appraiser ammo to take up issues with the review instead of the problems with the original appraisal report. If everyone re-reads my original post you will see I was just reminding him not to mis-spell that word in his report. I was not degrading him, but he took it that way. Everything I posted was about the input of his review report. I have done hundreds of reviews and wanted him to know that reviews will get dissected like lab animals by the lender and the original appraiser in an attempt to discredit the review.

I have mis-spelled words here on the forum and been corrected. I don't take it personally. I usually laugh and say "whoops." But, I certainly remember it was a word I mis-spelled in the next few times I use it.

Now, this post is still on topic. Dean, I was not trying to hurt your appraiser feelings, I was trying to save you embarrassment in the review of your review. Nothing else.

Okay, one item, then i am back on topic. This may get interesting, i just recieved a call from the State on this. Hopefully, as this is just a simple case of did or did not inspect, it will not take long to resolve.

Tim, you just cant help yourself.
And, why the heck would i even be using the word losing in the report, when the context of that word in my original post was somewhere along the lines of that i probably lost money on this one as i had spent so much time working in it.
Just exactly where in the review would i use that statement?
Does anyone really care how long it took for me to do this.
There are several people on this forum, you included who are so obviously jaded by the busness and all the crap that goes on, that it shines strongly through in your posts. You have a condesending way, which is sad because rather than being negative so much of the time, you probably have a wealth of information to offer.
I put your posts in the category of "highly intelligent, can probably teach us younger ones a lot, but dont read many of your posts due to your tone and general attitude."
Tim as an appraiser, you are probably very ethical, very good, extremely dilligent and knowledgable. That Tim could be a positive influence to many on this forum.
Listen, we are all tired of the bull**** that that is ripe in the business, some of us just try to be more positive about it.
I dont have as much time in the business as many of you, i'm about ten years total into this, and trust me, i have come across my share of idiots with a license.

You didnt hurt my appraiser feelings Tim, I have come to expect nothing else from you. Pointing out a spelling mistake in a serious post is childlike and a waste of everyones time. The post was about a did, did not inspect issue. Thanks for the CMA advice, but i think i have that covered. In fact, im pretty sure that the review and all of the data i wrote in that review is very accurate and well presented.

Willie, there is nothing lost in translation with Tims post. Im sorry, but i get ****ed off when certain people continue to make posts that just are not helpful. I posted this in the Tennessee Forum as there seems to be more people in this section that i have a healthy respect for.
Back to the topic, i will not address the above isue again.

For those who would like to see the original post and reply to it (on topic), it is below.

was doing my first review in quite a while this week. Ended up spending a ton of time on it and even though i charged a decent fee, probably ended up loosing money.
Anyway when i was taking the subject pics, the owner comes running out as i guess he wants to know whats up.
I just tell him its appraisal related, but dont tell him too much. He then starts talking about the appraiser, saying the appraiser took pictures already, the appraiser inspected my home, the appraiser went in the basement.......
I ask, dont you mean appraisers, in the plural sense, he says nope, there was only one.
Interesting, report is done by a trainee, and the supervisor signed as did inspect the exterior and interior of the home. I had already found a large amount of errors in the report, including distances (comp 1 stated as 2.5 miles, actually 8 miles) also DOM wasnt noted for the comps, three of the 4 comps have almost one year on the market, yet marketing time is listed as 90-180 days. My value was around 20k less than the original.
We all know this goes on, but this is the first time i actually have concrete evidence.
Made an online complaint to the state, we will see what happens.
Would you all have done the same, or handled it differently.

Dean, 6 of the last nine reports I have reviewed were all garbage, written by CG appraisers. The remaining three did not show support for their adjustments, which I did not agree with.

For someone concerned with the wasting of time that was sure a long rant with little focus on the origional topic.

No Greg, my conerns are appraisal related, nothing more nothing less. If i want to reply to a post, maybe even several times, thats my prerogative.
If you have something positive to share with us, please do. I generally respect your posts and what you have to say.

This is a serious subject, that i wished for my Tennessee appraisal peers to comment on. However, i welcome all posters who have somthing to bring to the conversation. This happens a lot in East Tennessee, maybe because in the last ten years, we had several large shops ran by very unethical men, who in turn churned out many many badly trained appraisers. Many of them have carried on their taught practices, such as signing off on their trainees as did inspect when in fact they did not.

Timothy, i know what you are saying, i used to do a lot of reviews, but generaly stopped a while ago. Too many were not good.

My input would be that you can't really characterize what that homeowner told you as being concrete proof of anything. In a similar situation (and I have been there) I would just report what the homeowner said to me and let the client act as they see fit.

Dean,

Be careful as Wayne has already warned us to stay on topic. You are going to have to just trust me on this one issue. The number one defense of any appraiser against a field review is to discredit the field review report. They will focus on one (or several) small error(s) in an effort to draw the focus away from the their appraisal report and put the reviewer on the defense. Somehow, it works many times regardless of the errors in their appraisal report. If you sent your report to the state, look out because one USPAP error or referring to the appraiser in the report instead of the appraisal (bias) will get you sanctioned as well. Referencing that only one appraser inspected the property according to the homeowner removes any bias on your part. Also, if you don't like my comments there is a little "ignore" button you can use that Wayne will surely point out.
