Why do I still see your posts despite pressing that button several times a day for years?
 
Tim, why would i choose to "ignore" someone who obviously, when in the mood, has a lot to offer. I dont read all of your posts, but have gained knowledge from reading some.
I have done hundreds of reviews over the years. I dont really have any questions on that area. I think i am aptly qualified and experienced in that area. The crux of my post is, would you have pressed the borrower on if the appraiser was by him/herself, specifically when you knew that the super signed off on the report (as he knew that the lender would likely not accept the appraisal if only signed by the trainee.)
Anyone who has a review done on their work, especially if the review points out many issues is going to try to discredit the review.
Enough said on that. I thank you for all of your positive comments and obvious knowledge.
Greg. Its not up to me to prove anything about what the homeowner said. I simply pointed out to the State of Tennessee that the supervisor stated that he inspected the interior and the borrower said he did not. I did nothing more and nothing less. I am not the supervisor police. What the State does is their call. Even if the appraisal report had been a glowing example of excellence, i still would have notified the State as to the inspection issue.
Now, if the State of Tennessee wants to hire me under my Private Investigator license, i would be more than happy to go about collecting concrete proof that this supervisor was probably nowhere near the subject house on the day he suposedly "did inspect".

The only other thing I would be wary of is that many homeowner's don't know the difference between an appraiser, a property inspector or a termite inspector. Many times the borrower has been confused on which one I am and I have been refused entry because they thought the property inspector was the appraiser. Hopefully, the homeowner in question was not confused on this issue.
 
A rather large firm (10-15 trainees 5-6 certs) in my market punched out somewhere in the neighborhood of 20K appraisals a year. Knowing their client base (A paper) it is no mystery that the 5-6 certs could not have been supervising every inspection but most likely did check did inspect boxes. They are still alive and well and thriving. It happens all day long and as long as the box is checked few seem to care, even lenders.
 
You were hired to do a field review appraisal, if you find the appraisal to be inaccurate, report your findings to the lender. As to the previous appraiser not being accompanied by a certified appraiser, as Hoppy indicated, it may be a he said-she said thing. I've found over the years that home-owner's always complain AFTER they decide they don't like the value. I'm guessing in your state trainees must be accompanied by a cert. It was that way in PA for years, now they are changing that stip. A bad move, IMHO. BUT, if you have concrete proof that trainees are doing inspections unsupervised, than nail him to the wall.

As to The Duck's concern about spelling, well, I have to agree. I don't care if I'm writing a note on a napkin, as my 8th grade English teacher said ad nauseam : Spelling Counts!

I came in low (apparently, how was I supposed to know?) and the homeowner complained loudly this is loan rep. One of his accusations was that I did not measure his house.

He was one of the pesky property owners that insist on holding the tape while I measure and wrapping the tape in loops as they bring back the dumb end.

Me, being the rude person I am, tell them to drop the tape as I roll it up. If they really will not listen, I switch to measuring everything with the Disto (which is still hard to trust in bright sunlight).

Shouldn't that be "I" rather than "Me". Gosh ya'll are butchering our language. Tim, in case you are wondering what that "butchering" word is, that's "buchering" to Texicans.
