Do not count laundry room as a room

Strange revision request today. Appraiser should not count laundry room as a room. Huh? This is not a closet but a room, roughly 5 x 12. I have always counted laundry rooms in the room count. Not laundry closets but rooms yes. I did a quick Google and it seems that in NY an appraiser cannot count the laundry room in the room count but no mention of anywhere else. Yes I know it would be easy to just change the room count and move on but I don't want to bow to some squirrely staff reviewer plus if I've been doing something wrong for 20+ years I's like to know it.
That's the convention from room count. Been that way since at least 1985.
 
I don't include laundry rooms or mud rooms into room count. For comps, If the listing broker includes them, I subtract them out. Easy.
 
peer practice is a USPAP standard, and 99.9999% of appraisers do not count the laundry room as a room.

Other than doing laundry, or occasional ironing, nobody spends time in there !
I counted 1 the other day because it was huge, had granite counters, sinks, and connected to the butler's pantry, and had a doggie shower. It connected to the mud room and you could get through to the owner's bedroom through it too. I don't usually count the small ones.

Can't say that I concur with that claimed level of certainty but overall, in the past quite a few years, this is the first I've heard of someone including a laundry room in the overall room count.
 
First for me too. Never even heard of anyone including a laundry room in the room count.

Note: If the room is so big that there's something else in there (couches, TV, etc) and the laundry machines are just in the corner, then its still not a "laundry room", but is whatever that other room is, (den, etc). In those rare cases I just make a "laundry" note on the sketch where the hookup is. So no matter how big it is - its still not a "room" for grid count purposes. :ROFLMAO:

I never count them even if large - or has granite. When laundry rooms are that nice, the whole house is usually quite large and upgraded, -it is still a laundry room.
 
In my laundry room includes a 1/2 bath(sink,& toilet and linen closet . This area is HLA and it is not in the total Room count. This finished area is similar to the 1st and 2nd floor. Granted it is a 1/2 bath so it would be a .5 bath room FTR I did not describe my total house. Just the 1st floor partially

take a typical ranch - 6-3-2 kitchen, LR , dr , 3 br, 2 fba

If large, maybe. but here 9 of 10 washer dryer hook ups are in a hall, nook, or the HVAC room, and I don't include them.
100% agree in those scenarios. But a room is a different story.
