Do not count laundry room as a room

Strange revision request today. Appraiser should not count laundry room as a room. Huh? This is not a closet but a room, roughly 5 x 12. I have always counted laundry rooms in the room count. Not laundry closets but rooms yes. I did a quick Google and it seems that in NY an appraiser cannot count the laundry room in the room count but no mention of anywhere else. Yes I know it would be easy to just change the room count and move on but I don't want to bow to some squirrely staff reviewer plus if I've been doing something wrong for 20+ years I's like to know it.
 
The UAD and the selling guides don’t define room counts. As long as you are accounting for room counts consistently between the subject and comps, I would think you’d be fine. You can ask them to cite the guideline, but probably better to just change it a move on.
 
7-3-2 usually means a family room or den. I've made a few mistakes and I've admitted it. I think my first residential appraisal class said that room count didn't include laundry rooms. Correct it and enjoy the rest of the day.
Call me stubborn but this was my response: FHA Single Family Housing Appraisal Report and Data Delivery Guide states pertaining to room count "To complete this section, enter the total number of above-grade rooms, the total number of bedrooms above grade, and the total number of bathrooms above grade. Do not include foyers, basement finished rooms or unfinished attic space. This is the total above-grade room count." The laundry room is included in the room count.
 
If large, maybe. but here 9 of 10 washer dryer hook ups are in a hall, nook, or the HVAC room, and I don't include them.
 
I have never included the laundry "room", the utility "room", or the mud "room" in total room count.

I also do not call them rooms; I simply just refer to them as laundry, utility, or mud.

Relocation review appraisers will call you out on that every time. Your room count better match the other appraisal(s), and laundry rooms don't count.

i've seen closets that are bigger in the main bedroom. why not count that as a dressing room. after you take out the washer & dryer space use you have about a 2x6 & 6x5 space. nice room. that's a good one in that do you count the same way with comps.
